Loss of prime agricultural land.

Concerns regarding new development sites at Rhyl South East / Rhyl South ward 2022.

This will cause more over intensification of our area.

Forthcoming changes to national policy and guidance have direct impacts on the assessment on candidate sites. It is appreciated that everyone is keen to see the results of site assessments but due to the on-going work, reporting on candidate sites assessments will not take place until summer 2022 at the earliest. All of the candidate sites will be reported on together and updates on individual sites prior to the formal reporting will not be provided.

As your Labour Councillors we feel that if these two sites are used for further and future development there will be.

• More houses built on a flood plain.
• The Highway infrastructure, already under strain, may not be able to cope with additional traffic causing delays and congestion.
• Main route through Ffordd Aberkinsey is likely to become a “rat run”
• Public services such as Schools / Doctors/ Health Care will become overstretched dealing with additional residents
• Loss of agricultural land and green spaces
• Loss of wildlife habitat, protected woodland, trees and hedgerow
