Background
In May 2026, Stain Kings completed a carpet cleaning job in a converted Victorian warehouse flat on Newton Street, near Tariff Street in Manchester City Centre. The third-floor flat has a light cream polypropylene carpet across the bedroom and living area. The tenant was moving out and needed to restore the carpet to secure their tenancy deposit. Daily foot traffic had left dark grey lanes of soot and city-centre dust, along with a dried coffee spill by the sofa.

The Challenges of Central Manchester Flat Cleans
Central Manchester flats present unique logistics. We cannot run a long hose from a van-mounted machine up to a third-floor flat without losing pressure and water temperature. Newton Street also has narrow lanes and restricted parking, meaning we had to park in a nearby bay and load the gear through the communal entrance.

The carpet itself was a low-profile synthetic loop pile. Polypropylene is stain-resistant but attracts oil-based soils, such as the soot and road dust that drifts in from busy roads like Great Ancoats Street. This oil-bound dirt bonds with the plastic fibres of the carpet, creating dark grey patches that normal vacuuming cannot lift.

Equipment and Solution Selection
We selected our equipment to match the access limits of the third floor. The primary machine was an Airflex Storm portable extractor. This unit has high-pressure solution pumps and dual vacuum motors, which provide strong extraction power without requiring hoses to run down to the street.

For dry soil removal, we used a Sebo BS360 commercial upright vacuum with a brush roller to lift dry sand and dirt from the loop pile. Our chemicals were sourced from Prochem Europe, including Prochem Prespray Gold mixed with Prochem Ultrapac Renovation to target the greasy soot. For the oily marks, we had Prochem Solvall on hand, and we used Prochem Neutraliser for the acidic coffee stain.

The Cleaning Process on Site
We started by vacuuming the flat. Loop pile carpets hold dirt deep between the tight loops, so we ran the Sebo BS360 over the bedroom and lounge areas twice. This dry sweep removed a large amount of loose grey dust and soot particles.

Next, we dealt with the dried coffee mark near the sofa. Coffee contains tannins that can dye synthetic fibres if left untreated. We applied Prochem Neutraliser directly to the spot. After letting it dwell for five minutes, we worked the liquid into the carpet with a hand brush and blotted the damp area with clean white cloths. The brown colour transferred from the carpet to the cloth.

For the heavy traffic lanes, we sprayed the Prochem Prespray Gold mixture across the main walkway. We focused on the threshold between the kitchen tiles and the living area where foot traffic is heaviest. We let the spray break down the greasy soot for ten minutes before starting the machine.

We set the Airflex Storm to 200 psi. We rinsed the carpet using hot water from the extractor, pulling the dirty water out of the pile in the same motion. The water in our recovery tank turned a dark, oily grey. Once we finished the extraction, we set up a carpet fan to speed up the drying process.

The Outcome
The cream colour of the carpet was restored. The grey traffic lanes from the street dust were removed, and the coffee spill was lightened until it was no longer visible. The carpet was dry within three hours, allowing the tenant to complete their final inventory check the same afternoon. The flat owner received a professional invoice and receipt to confirm the clean met the tenancy agreement standards. The total cost of the clean was £85.
