This job is a perfect example of why choosing the right roofer matters.

The first photos show a slate roof a customer had recently “completed” by a non-local company and as you can see, it was left in a terrible state. Poor workmanship, uneven slating, and a roof that simply wasn’t fit for purpose.

We were then called in to put it right after the customer had already paid the original firm.

The photos show how the roof was initially left, and the final image shows the completed slating carried out by ourselves.

Lesson learned: always use a trusted, local roofer and make sure you get a proper written estimate before any work starts. It can save you a lot of hassle and money in the long run.

Why does a leak sometimes appear far from where the problem actually is?
Rainwater doesn’t always drip straight down. It can enter at one point, travel along felt or timbers, and show up elsewhere inside the house days later.

That’s why staining on a ceiling or wall isn’t always directly below the fault on the roof.

Why do roofing and guttering issues often show up during long spells of rain?
It’s rarely the first downpour that causes problems. Prolonged rain allows water to slowly find weak points that aren’t obvious in dry weather.

Spotting issues early can help prevent more costly repairs later.

WHEN TO REPLACE YOUR GUTTERING

Not all guttering problems are obvious.
With our weather, guttering can wear over time. These are some common signs we see on homes across Northern Ireland.
Guttering does not always fail suddenly. In most cases, problems develop gradually over time.

It may be time to replace your guttering if you notice any of the following:

PERSISTENT LEAKS
Water escaping at joints or connections despite repeated repairs.

SAGGING OR PULLING AWAY
Guttering dropping or separating from the fascia due to weakened fixings.

CRACKS OR SPLITS
Visible damage or bowing sections preventing proper water flow.

OVERFLOW DURING HEAVY RAIN
Guttering unable to cope with rainfall, causing water to spill over the edges.

STAINING OR DAMP BELOW THE GUTTER LINE
Discolouration or moisture on walls indicating water is not draining correctly.

Worn or damaged guttering can allow water to pe*****te walls and affect the structure of the building. Replacing it early can help prevent more costly repairs later.

Common Guttering Problems

Even well installed guttering can develop problems over time, particularly with continued exposure to wind, rain and debris.

Common issues include:

Leaks
Often caused by worn joints, failed seals or cracked sections of guttering.

Sagging
Typically due to loose, damaged or missing brackets allowing the gutter to drop.

Blockages
Leaves, moss and debris can restrict water flow and cause rainwater to back up.

Poor drainage
Incorrect fall or undersized guttering can prevent rainwater from draining away efficiently.

Overflowing
Guttering that cannot cope with heavy rainfall may overflow, allowing water to run down external walls.

Regular inspection and maintenance help identify these issues early and ensure rainwater is directed safely away from your home.

Roof Tile Types

What They Are and When They’re Used

Slate Tiles

Natural stone tiles known for durability and a traditional appearance.

Commonly used on:
• Period properties and older homes
• Buildings exposed to wind and heavy rain
• Homes where longevity and appearance are important

Slate roofing can last for decades when installed correctly, although individual slates may crack or slip over time.

Concrete Tiles

Manufactured tiles available in a range of profiles and colours.

Commonly used on:
• Most modern housing
• Re-roofing projects
• Situations where a durable, cost-effective option is required

Concrete tiles are heavier than slate and rely on secure fixings and a sound roof structure for long-term performance.

Clay Tiles

Traditional fired clay tiles with a distinctive colour and shape.

Commonly used on:
• Older or character properties
• Homes where appearance is a priority
• Areas where traditional materials are preferred

Clay tiles weather well over time but can crack if damaged or poorly installed.
