A question to close the month.

In November we want to show one job properly, start to finish — the survey, the method statement, the work and the report that closes it out, with the identifying details left out.

Which would be most useful to you: how a rope access job is planned, how a window or cladding clean is scheduled around residents, or what actually goes into the report at the end?

Tell us in the comments and we'll build it around the answer.

What a good fire risk assessment report contains — part three: what was not inspected.

Every assessment has a boundary. The roof void that was locked. The plant room the keyholder couldn't reach. The flats themselves, which a common-parts assessment doesn't enter.

A good report says so, plainly, on the page — so the responsible person knows what is still unknown and can decide what to do about it. A report that reads as complete but quietly skipped a space isn't reassurance. It's a gap with a cover sheet.

Soft-washed, never blasted.

Those grey-green streaks on cladding panels are mostly organic growth, not dirt. Hit them with a pressure washer and you risk stripping the coating, driving water behind the joints and leaving the panel looking worse by spring.

So we treat the growth and rinse at low pressure instead. The finish stays intact and the elevation stays cleaner for longer.

It takes more thought than a pressure washer. That's the point.

Every finding, photographed.

This is a flat-roof outlet after a season without attention: growth round the gully, silt in the grate, the tide marks of water that has been slow to drain.

"Outlet partially blocked" in a report means very little on its own. The photograph is what lets the person responsible decide what to do, and later shows that it was done.

A small habit. It's also the difference between a report you file and one you can act on.

The clocks go back on Sunday. From next week, far more people will be using the stairs and corridors of your building in the dark.

Emergency lighting is what gets them out if the power fails. It's also one of the easiest things to let slide.

What good looks like:
— Every month, a short test: each fitting switched to battery and seen to light.
— Every year, a full-duration test, to prove the batteries last as long as they should.
— Every test written in the log book, with anything that failed and when it was put right.

If nobody can find the log, that's the answer to the question. It's one of the things a fire risk assessment checks.

The glass nobody looks up at.

Entrance canopies catch everything the building drops: leaves, dust, bird mess, the run-off from every window above. From the ground they just look grey. From the floors above, and to anyone who glances up on the way in, they say a lot about how the building is looked after.

We clean them with the windows rather than leaving them for someone to notice. Worth checking whether yours is on the schedule — most schedules forget it.

Our managing director, Lawrence Seaforth:

The report should be as good as the work.

I say it to every crew and every assessor we work with. A clean building is half the job. The other half is the record that proves it — what was done, where and when, with the photographs to show it — so the person responsible for the building never has to take our word for anything.

It's the part nobody sees until they need it. That's exactly why we take it seriously.

What a good fire risk assessment report contains — part two: the order of the actions.

Most reports list their findings in the order the assessor walked round. Ground floor first, roof last. The thing that matters most can be sitting on page nine.

A good report ranks every action by risk, so the first three things you read are the first three things to do. Each one says what was found, why it matters to the people in the building, and what puts it right.

Part one, in September, covered the four things every report should tell you. Part three, later this month, is the one most reports leave out: what was not inspected.

The view from the anchor point.

Rope access gets us to the places a ladder can't reach and a lift won't fit: the narrow gap between two blocks, the planted courtyard, the elevation above a canopy. Two ropes per operative, a working line and a back-up, and a rescue plan written before anyone goes over.

It isn't always the answer. Where the ground will take a tracked lift, we'll often use one. The method is chosen for the building, not for what's cheapest to hire.

Three things we look at before a crew goes over the edge.

The ground. Will it take a tracked lift, or is this a job for ropes from the roof?

The surface. Glass, render and cladding panels each want a different method, and the wrong one shows by spring.

The paperwork. Permits, the rescue plan, the method statement — done before the first rope goes down, not after.

None of it is glamorous. It's the difference between a job that looks good today and one that still looks good in a year.
