The tenant said it was already fixed. We checked anyway. 👀

Sometimes “it’s fine” isn’t fine.

Theo knocked, got told the sink had already been unblocked — job done, right? Not quite. After a polite ask to take a look, he found the drain was still running slow.

Rather than walk away, Theo used his Flex-Shaft and Wet-Vac to clear what was left in the pipework. The difference in flow rate at the end of the video says it all.

The tenants of this flat had complained that they had a leaking sink, commenting that they had to clean under the sink frequently to remove any water, damaging the kitchen cabinet itself.

Theo noticed that the overflow for the sink was missing, allowing water to escape straight into the cabinet below, which was likely the cause of the problem. The tenant also informed us that their teenage son does the washing up at break-neck speed, which probably didn’t help 😅.

Parts in hand, Theo replaced the sink waste fitting which included the hardware for the overflow, allowing escaping water to go down the drain as intended - and not into the cabinet below, preventing any further damage to the kitchen cabinet.

Ever wondered how we carry out a descale on more delicate pipework?

High-pressure water jetting is brilliant for clearing main drains, but it isn’t suitable for every pipe. Shower, toilet and sink pipework is often too narrow, too delicate, or routed through fittings that simply can’t take the pressure.

That’s where the flex-shaft comes in.

Using a flexible cable fitted with a rotating chain or carbide head, the flex-shaft mechanically scours away limescale, grease and hardened build-up from the inside of small-bore pipework - restoring full flow without the risk of damaging older pipes, joints or fittings. It navigates tight bends a jetter can’t reach and gives a clean, controlled descale where high pressure isn’t an option.

A stuck-on tap might not sound like an emergency - but left unchecked, it’s money and water literally going down the drain. 🚰

On arrival, Cameron found the kitchen mixer tap completely stuck open with no way to shut it off - wasting a significant amount of water every single day.

Not a straightforward job either. The old tap had corroded and seized onto the sink, making removal a real challenge. But Cameron came prepared - van stocked, parts ready, and the job tackled start to finish in one visit.

With the water isolated to the flat, the old tap was removed and replaced with a brand new mixer tap. Cameron also fitted isolation valves to the pipework between the mains and the tap - meaning if there’s ever a problem in the future, it can be dealt with quickly without cutting the water to the whole property.

The tenants were shown the new, fully functioning tap and were absolutely delighted. We imagine the sound of running water 24/7 wasn’t doing anyone’s nerves any good! 😄

Your toilet shouldn’t be running constantly - yet we see it every single week. 🚽

Most people assume it means an expensive repair. Usually? It’s a misadjusted float arm on the cistern fill valve.

Cast iron pipework needs regular maintenance to keep things flowing - and that’s exactly what Josh K delivered at this block of flats.
