Flashing is the thin metal material used to seal joints around chimneys, skylights, vents and roof valleys. It's one of the most critical components of your roof, yet it's often overlooked until problems become serious.
Here's what happens when damaged flashing isn't repaired 👇
Water enters through the gaps and travels along roof timbers, often appearing inside your home far from the actual leak source. You'll see damp patches on ceilings and walls, water stains that spread over time, and eventually mould growth in affected areas. The timber structure beneath your roof begins to rot, weakening the entire roofing system.
In older properties with traditional chimneys, flashing defects are particularly common and cause some of the most expensive water damage we see. What starts as a small crack in flashing can lead to thousands in structural repairs if left unaddressed through just one winter season.
