I wanted to post this story just before Christmas as we had a situation last weekend at one of my properties I manage.
Back in November my tenants reported to me rising damp occurring in their bedroom. At the time only spots of mould had appeared which the tenants were doing their bit for it not to spread.
I informed the landlord about this and that we should at least get a specialist in to conduct a report and a quote. He was ok with this and so we arranged for one to attend.
When the specialist came round, there were defaults he spotted and over time it would get worse. The Landlord then reported this to the freeholders to which they requested a 2nd report/quote is required. We then got a 2nd specialist in and they conducted their report and quote.
December arrived and the snow came and by then the damp and mould escalated as you see in the pictures. When the tenants sent mme pictures I forwarded on to the landlord immediately as we had to act. The thought of tenants living in those conditions we cannot accept.
I advise the landlord what to do and he was very cooperative with the situation. We put the tenants into a good Travelodge for 2 nights and I got my contractor out within 24 hours who were amazing to carry out a wipe down, mould treatment to all the areas affected and paint over.
The landlord was pleased as it gives him time to arrange with the specialist what needs to be done after the new year and most importantly the tenants were happy in our response time and ensuring their Christmas isn’t ruined. As you can see in the after pictures of the great worked they did.
