I wanted to post this story just before Christmas as we had a situation last weekend at one of my properties I manage.

Back in November my tenants reported to me rising damp occurring in their bedroom. At the time only spots of mould had appeared which the tenants were doing their bit for it not to spread.

I informed the landlord about this and that we should at least get a specialist in to conduct a report and a quote. He was ok with this and so we arranged for one to attend.

When the specialist came round, there were defaults he spotted and over time it would get worse. The Landlord then reported this to the freeholders to which they requested a 2nd report/quote is required. We then got a 2nd specialist in and they conducted their report and quote.

December arrived and the snow came and by then the damp and mould escalated as you see in the pictures. When the tenants sent mme pictures I forwarded on to the landlord immediately as we had to act. The thought of tenants living in those conditions we cannot accept.

I advise the landlord what to do and he was very cooperative with the situation. We put the tenants into a good Travelodge for 2 nights and I got my contractor out within 24 hours who were amazing to carry out a wipe down, mould treatment to all the areas affected and paint over.

The landlord was pleased as it gives him time to arrange with the specialist what needs to be done after the new year and most importantly the tenants were happy in our response time and ensuring their Christmas isn’t ruined. As you can see in the after pictures of the great worked they did.

I would like to thank for their amazing work they did in treating the mould. Your service was excellent.

Inventory Clerks Needed
Recruitment day on Thursday 10th March

Job description
This is an opportunity to work with Rosemond Services - Inventory company to carry out professional property inventory reports, check ins/check outs. We are looking for a clerk who can cover the North, south east London postcodes. We work with some major names and smaller independent estate agents as well as private landlords.

Our business is built around the professionalism of our highly respected and professional team. We have a reputation for providing highly detailed, accurate reports in a professional manner, this is our core value that we always adhere to. You will be travelling to bookings and meeting with agents, landlords and tenants to compile detailed inventory reports. Although we provide ongoing support and guidance the ability to 'think on your feet' is an attribute our clerks must hold, you will also need to be a well experienced clerk, ready to take bookings. We require experienced clerks.

We use Inventory Base software you will be required to take photos and the use the template in the app, Experience with Inventory Base is not essential as we can offer brief training.

PLEASE NOTE: We are only looking for experienced clerks, we do not have the resources to train individuals with no experience so please do not apply at this stage.

REQUIREMENTS:

Have at least 1 years’ experience compiling property inventory reports.
Possess excellent written and spoken English.
Ability to sometimes work to tight timescales.
Fully IT literate and confident.
A very good eye for detail.
Punctual and reliable.
Good time and self-management skills.
Smartly dressed, professional appearance (no trainers or jeans).
Good communication skills, with the ability to deal with important clients and partners in a professional and clear manner.
Means to travel to jobs quickly at your own expense
BENEFITS:

Excellent rates of pay on a self employed basis - set amount for jobs from a minimum of £45 for smaller properties, up to £90+ depending on the property, £100 for excessive properties.

You must be available during the week on a flexible basis and most Saturdays as and when required.

As an experienced clerk you will be aware of the natural busy periods of this industry and will be available for the most part in these busy times. For clarification, these tend to be the days towards the end of the week/the weekend and Mondays, the end of the month and days around the 1st of the month and the spring, summer and going into autumn periods - this is when property inventory clerks earn the most part of their money!

We provide a cleaning services to commercial customers across North London and Hertfordshire.

COVID-19 considerations: Masks and gloves provided if needed.
We ensure our client sites are adhering to the Government guidelines.
