1. ACO Drain Clearance
ACO drains to the rear of the property were cleared of silt and leaf debris. The ACO drain to the front of the property was cleared of accumulated sand.

2. High-Pressure Water Jetting & CCTV Inspection – Rainwater and Foul Systems

High-pressure water jetting was carried out on both the rainwater and foul drainage systems, combined with a full CCTV inspection.

The CCTV survey identified deposits of cement, construction debris, and silt beneath the building, along with several runs of the rainwater system that had been left obstructed following previous construction works and had not been reported at the time.

All obstructions and build-up of building materials and debris were jetted and fully cleared. Works were confirmed and verified by CCTV inspection both before and after completion.

The foul pipework was unblocked at the interceptor manhole (F1), where fragments of brick, concrete, and mixed debris — combined with fat and grease build-up — were found to be partially blocking the main line. All blockages were cleared and the line was fully checked and confirmed clear.

The CCTV scan also identified the presence of rats within the system, one of which was captured on camera. A temporary drain plug was installed into the ventilation pipe, with a tube left open, prior to the replacement of the inlet valve, as the original valve was found to be damaged and has now been replaced with a new unit.

A 4-inch rat blocker was also installed to protect the occupants of the property from further rat-related issues.

1. Initial Inspection – Blocked Shower
On arrival, the shower was found to be blocked, with water failing to drain from the tray at a normal rate. Standing water was visible around the waste outlet, confirming a restriction within the trap or waste pipework.

2. Trap Inspection – Hair Build-Up Identified
The shower waste cover was removed to inspect the trap. Hair was visible, wrapped around the internal strainer.

3. Mechanical Clearance – Electro-Mechanical Cable (EMC)
An electro-mechanical cable (EMC) was fed into the waste pipework via the trap access point to break up and draw back the obstruction, and to clear the full run of pipe beyond the trap.

4. Debris Removed – Section of Trap
Hair and fibrous debris were drawn back from within the trap assembly, confirming the source and extent of the obstruction at this section of the system.

5. Cause of Blockage
A substantial mass of compacted hair, soap residue and debris was extracted from the waste pipework. This build-up was confirmed as cause of the blockage and resulting drainage failure.

6. Trap Cleared & Reassembled
All components of the shower trap were cleared of residual debris, flushed through, and reassembled. A water test confirmed the waste was running freely with no signs of restriction.

7. Completion – Area Disinfected & Left Tidy
The shower base and waste fitting were disinfected, all tools and debris removed from site, and the work area left clean and tidy on completion.

Engineer's Summary
The shower waste was found blocked due to a heavy accumulation of hair and soap residue within the trap and downstream waste pipework. The obstruction was cleared mechanically using an electro-mechanical cable, with all debris fully removed from site. On completion, the trap was reassembled, the system was water-tested and confirmed to be draining freely, and the shower base was disinfected and left clean and tidy.

1. Reported Issue
On attendance at the above site, the following faults were reported and confirmed:

Blocked wash basin to the first floor
Slow running bath and wash basin to the ground floor

2. Work Carried Out
Professional drainage tools and equipment were used to investigate and clear the obstruction within the pipe work. The blockage was successfully removed, and full flow was restored to all affected outlets, including the first floor wash basin, and the ground floor bath and wash basin.

3. Testing
All outlets were tested following the works to confirm free-flowing drainage with no signs of restriction or backup.

4. Site Condition
In line with our service priorities, the work area was left clean and tidy upon completion.

5. Outcome
Blockage cleared. Full flow restored to all reported fixtures. No further issues identified at the time of completion.

1. CCTV Survey of Pipework with Toilet Inspection

A CCTV drainage survey was carried out on the below-ground drainage network serving the property, including a camera inspection through the toilet connection to assess the condition of the pipe run, joints, gradient, and rodents entrance to property.

2. Rat Blocker Installation

A one-way rat blocker (non-return valve) was installed within the drainage system to prevent rodent ingress from the public sewer network while still allowing normal wastewater flow.

3. Cementing of Entry Points (Rodent Proofing)

Identified gaps and entry points around the building perimeter and service penetrations were sealed using cement/mortar to prevent rodent access into the property.

4. Wire Mesh Installed to Rainwater Down Pipes

Wire mesh guards was fitted to the top of rainwater down pipes at roof level to prevent rodent access via the down pipe network and to stop leaves, moss, and other debris from causing blockages.

5. Drainage System Map

A drainage layout map has been produced based on the CCTV survey and above-ground inspection, showing the location of manholes, pipe runs, direction of flow, and the point of connection to the public sewer.

6. Shower Trap Clearance

The shower trap was cleared and left tidy.

Reason for Call-Out

The customer reported that a section of guttering was not draining water correctly into the downpipe, raising concerns about water overflow and potential damage to the property.

Findings

On inspection, the affected gutter section was found to be blocked with a build-up of moss, leaf debris, and general organic matter. This blockage was preventing rainwater from flowing freely into the downpipe, causing water to pool within the gutter run.

Work Carried Out

The gutter was fully cleared of moss, debris, and blockages by hand, working along the full length of the affected run. Once cleared, the gutter was checked to confirm water was flowing freely and draining correctly into the downpipe.

Outcome

The gutter is now completely clear and draining as intended, with water flowing freely through to the downpipe. This resolves the overflow issue and reduces the risk of water damage to the roofline and surrounding brickwork.

Reason for Call-Out

The customer reported significant damp affecting the internal wall of the cellar. Upon initial assessment, it was identified that the external gully at the front of the property was not holding water correctly. This defect was allowing water to escape at the base of the external wall, leading to persistent dampness penetrating through to the cellar wall internally.

Findings

On inspection, the existing gully was found to be damaged and no longer watertight, allowing wastewater to leak into the surrounding ground rather than draining correctly through the pipework. Over time, this had saturated the area directly beneath the external wall, resulting in rising damp and moisture ingress affecting the internal cellar wall.

Work Carried Out

1. Gully Removal
The defective gully was carefully excavated and removed to allow full access to the surrounding pipework and the base of the drainage run.

2. Pipework Preparation and Surface Preparation
The exposed pipework was prepared for reconnection. The surface beneath the gully position was made good using cement to provide a firm, stable, and level base to properly support the new gully installation.

3. Gully Reinstallation and Reconnection
A new gully was installed and securely reconnected to the existing pipework, ensuring a watertight seal throughout. Once the connection was confirmed as sound, the surrounding area was backfilled, and the surface was fully reinstated to match the original ground level and finish.

Outcome

The new gully is now correctly seated, securely connected to the existing drainage system, and holding water as intended. This has resolved the source of the water escape at the base of the external wall, removing the cause of the damp affecting the cellar. The surrounding surface has been fully restored, leaving the area tidy and safe.

1. Customer Report
The customer reported a very slow-running bathroom wash basin, which had become difficult to use due to poor drainage.

2. Findings & Work Carried Out
Our engineer attended site and carried out a full inspection of the wash basin waste pipe. A significant build-up of hair was identified within the pipe, which had almost fully blocked the waste and was the direct cause of the slow drainage. The blockage was cleared and the waste pipe was flushed to confirm free flow.

3. Completion & Site Condition
The work area was left clean and tidy on completion. Water flow through the wash basin waste was tested and confirmed to be fully restored.

Summary
The blockage has been successfully cleared, and the basin is now draining as normal. The customer was pleased with the outcome and the standard of work carried out.

1. Equipment was set up and the work area was prepared safely in line with site requirements.
2. A gas monitor was placed inside chamber MH1, and works began on breaking out the interceptor.
3. The Kessel Valve was installed on a concrete base and reconnected to the main sewer using the patch lining method. The valve's flaps were checked and tested to confirm correct function.
4. The manhole wall was rebuilt, and the chamber was repaired where holes were present, using cement finished to the correct standard.
5. The work area was washed down and left clean, as site cleanliness is an important part of every job.

Drainage Inspection & Maintenance Report

1. Reason for Call-Out
The customer contacted our team to request a flush of the main drainage line, along with a full inspection of the interceptor located at the main manhole (MH1). The customer also requested a quotation and installation of a Kessel Valve anti-flood system to protect the property against future flooding and sewer back-up incidents.

2. Works Carried Out
The work site was fully secured prior to commencement in line with health and safety requirements. High pressure water jetting was carried out along the main drainage line, from the property connection through to the main sewer connection, including full clearance of the inspection chamber.

3. Findings – Interceptor Inspection (MH1)
A detailed inspection of the interceptor at the main manhole (MH1) was carried out following the jetting works. The inspection identified significant damage to the interceptor structure, clearly documented in the attached photo evidence.
The following issues were identified as high priority concerns:

Soil Contamination – Waste water material was found to be leaching into the surrounding soil due to the damaged interceptor structure, presenting a contamination risk.

Pest Access Risk – Damage to the interceptor has created an easy access point into the property's pipework for rodents, posing a health and hygiene risk to the property.

4. Recommendations
We recommend the installation of a new Kessel Valve anti-flood system at the earliest opportunity. This system will provide the following benefits to the property:

Flood Protection – Prevents flood water and sewer back-up from entering the property's pipework during periods of high sewer load or heavy rainfall.

Contamination Control – Resolves the current soil contamination issue caused by the damaged interceptor.

Rodent Protection – The Kessel Valve's one-way, double-gate valve specification prevents rodent access into the property via the drainage system, eliminating the current pest access risk.

5. Site Condition on Completion
All work areas were thoroughly washed down and left clean and tidy upon completion of the jetting and inspection works.
