Planning an extension, new build or development near a public sewer?

One thing that’s often overlooked early on is the Build Over Agreement process with Welsh Water or Wessex Water. Delays usually happen when drainage information is missing, inaccurate or the existing sewer layout hasn’t been properly surveyed.

Keeping construction projects moving at the final stage is critical — especially when drainage defects threaten to delay handover.

On this recent development, our teams supported the contractor by carrying out targeted no-dig patch repairs following final CCTV inspections onsite.

By repairing the defects without excavation, we helped minimise disruption, protect completed surfaces, and keep the project progressing towards practical completion.

Over the years I’ve lost count of how many people have moved into a new house only to find drainage problems a few weeks later.

Blocked drains, collapsed pipes, root ingress, hidden issues underground that no one knew about until it became an expensive headache.

One thing I’d always recommend when buying a property is getting the drains checked properly before committing. A CCTV drainage survey can highlight issues that simply can’t be seen during a normal house viewing.

We’ve recently started carrying out more pre-purchase home surveys at Draintech and it’s surprising what can sometimes be found underground.

Over the last few weeks, our teams have found on a number of sites that systems originally expected to contain around 10% silt were actually closer to 70% full.

High silt levels don’t just slow works down — they can completely prevent CCTV surveys from being completed to adoption standard.
This often leads to:

❌ Repeat visits
❌ Additional costs
❌ Delays with S104 sign-off
❌ Failed inspections
