What is in your attic? 你家閣樓裡有何玄機?
There are basically two types of attic: full and crawl.

A full attic is one in which a person can easily walk around. Usually there is a floor in this type of attic, although the walls and ceilings are unfinished. There might be partition walls forming finished rooms with sloping or horizontal ceilings. Access to a full attic is usually through a
finished staircase.

In a crawl attic, which is completely unfinished, the roof is sufficiently close to the floor so that to get around it is necessary to crawl or stoop over. The crawl attic usually does not have a structural floor. The ceiling joists from the level below are expected. When getting around in this type of attic, be careful to walk only on the exposed joists.

Inspecting an attic can reveal problems of which most homeowners are not aware, some of which might be potentially dangerous or costly to repair. It is not uncommon for a homeowner to say that he has lived in his house for over twenty years and he never gone into the attic. Incidentally, if the homeowner does say this, you can be sure that at the very least, the attic is inadequately insulated by current energy standards.

Insulation and roof leakage are probably the only items most people consider when thinking about the attic. However,there are other items of importance and ventilation and its associated problems, fire hazards, electrical and plumbing violations, improperly discharging vents, and open duct joints.

1, Insulation—R value should be between 40~50 (R=3inches)

2, V***r barrier—a v***r barrier is a aluminum foil, a plastic sheet, or an asphalt-impregnated from the heated portion of the house into the unfinished attic area. If the v***r barrier is incorrectly positioned, condensation problems can develop during cool weather,

水氣隔絕層----是一層材質可為鋁泊,塑膠布或瀝青紙等物品但重點是一定要安装在靠近溫暖部份,否則到了冬天閣樓內會產生潮氣,木材較易腐爛損害結構安全.
3, Ventilation---Ventilation in an attic is very important. It allows moisture that accumulates in the area to dissipate and also helps to reduce the heat buildup that normally develops during the summer months, if the area is inadequately ventilated, this moisture can eventually cause problems such as delaminating roof sheathing, water streaks on interior walls, peeling and flaking paint,

通風--- 閣樓內通風非常重要,它有山牆通風(gable vent)簷隙通風(soffit vent) 閣樓風扇强制通風(attic fan forced vent),以及屋脊通風(ridge vent)等等,它能驅散聚集其中的潮氣霉味,夏天時降低溫度使人們居住舒適,一般屋頂通風口面積大約為整個屋頂面積比例300:1

4, Insects infestation --- Carpenter Ants, Powder-post beetles, Dry-wood
Termites,

Most often termites enter a house by eating their way through untreated wood members that are in direct contact with the ground.
Some of the more common points of entry are garage door frames, basement windowsills, wooden steps and supports, wood sills, and headers and studs on foundation walls that located at or below grade.

As you walk around the outside of the house, probe the attached wood trim, posts, and framing members that are on or close to the ground, specifically probe garage door frames, basement or lower-level window frames, step stringers, deck posts and the entry-door riser.
A number of states have regulations requiring a termite inspection by a professional prior to, or as a condition of, the purchase agreement. The cost of this inspection is almost always paid by the seller.

蟲害---- 木工蟻,蛀虫,白蟻等等, 在美國南方州分氣候溫暖潮濕較易滋生此類害虫,部份州政府亦有明文規定將此列入房屋買賣條件之一,亦即買方有權力要求賣方提供此類虫害檢查報告.本國尚未有此規定.

What are molds?
Molds are naturally occurring microscopic fungi that, when in nature, feed on plant or animal matter.
It is estimated that there could be ten’s to hundred’s of thousands of species of fungi. Fungi & mold are very
important in the natural decomposition of plant & animal matter. Fungi make up
approximately 25% of earth’s biomass. Some fungi and molds are considered
foods and delicacies, i.e. mushrooms, yogurt, yeast, & cheese. Mold is also used
in medicines like penicillin. Molds are common in residential homes and most
species found in their typical concentrations are benign and have no adverse effects
on healthy individuals. Elevated concentrations of mold and some types of
molds can have adverse health effects on some people.
Among the types of molds are:
Allergenic: which are normally not dangerous in low amounts but can cause allergic or asthmatic
symptoms. Mycotoxic: molds can cause health effects ranging from short term irritation to immunosuppression,
etc. Pathogenic: molds can cause serious health effects in persons with autoimmune disorders
or other conditions.
What is Black Mold?
Stachybotrys chartarum is the mold that is commonly referred to as “The Black Mold” or “Toxic
Mold” in the media and other circles. Stachybotrys is commonly found in soils
and yard debris around your home and may grow on wet surfaces inside your
home. If you garden or work in the yard you are probably exposed to “Stachy”
regularly with no ill effects. At one recent mold seminar there was anecdotal
evidence presented of a woman gardener died of exposure to “Stachy” but it
was noted she had a habit of licking her hands while working the garden. While
elevated concentrations of “Stachy” can cause health issues in some people
there are some 15 species, some of which are not typically a concern, and subsequent
testing would have to be performed to determine if it is a pathogenic or
my cotoxicspecies . Other molds fall into this class if ication also.

Preparing Your Home for an Inspection

When buying or selling a home the last obstacle to overcome is typically the Home Inspection. An inspector
is like anyone else, the appearance of cleanliness and organization will make an impression on him.
Known defects will hopefully be addressed before the inspection. But other items might not be obvious so lets
go through some of them.
Exterior: Clean around the house and cut back trees and bushes that touch the house and the lawn.
Inaccessible siding and piles of debris may be sited as potentially hospitable to termites
and hidden deterioration.
Check the sprinkler system for function, leaks, and broken heads.
Check operation of fence gates and screen room doors.
On screen rooms repair tears, check doors and closers for operation and check the bottom plate of the
frame work to see it is properly secured to the patio.
Structure: Take a look at the condition of the siding for any decay and repair it if possible.
Check the operation of windows and doors. Vacuum, clean and lubricate all sills, springs,
rollers, tracks, & latches.
Shutters: Clean and lubricate all latches, rollers and hinges on hurricane shutters.
Check that all fasteners are in place or available for view if stored.
Roof: Walk around the house looking at the soffit & fascia for signs of deterioration or water leaks. Pay
special attention to the bottom of roof valleys.
Check the roof for broken or damaged tiles and check flat areas for built up debris.
Clean the gutters and check chimney caps.
If possible check the attic for insulation which has been moved and not replaced.
Electric: Check all exterior lights and fans to see that they function properly. It is a good idea to turn them
on before the inspection so the inspector does not have to hunt for and possibly miss switches
then listing the lights as faulty.
Make sure that all exterior outlets have proper functioning weather covers and if required at time of
construction are GFCI protected and trip when tested. (See “What is a GFCI” in our series).
Make sure there is access to the circuit panel box. Does the cover have all its screws?
Many older homes have had electric modifications in the attic. Check to see that all of the connections
are in proper electric boxes. Check in the garage also.
Look for improperly installed surface wiring inside and outside the home.

依據本人所屬加拿大驗屋師協會BC省分會 CAHPI(BC) Canadian Association of Home & Property Inspectors (BC)
因為加拿大標準協會 CSA Canadian Standard Association目前使用商業物業檢查項目標準規範不夠完備,所以大部份引用美國 ASTM American Standard Testing Materials(E-2018-08) 標準作業程序與準則實施:

1, 商業物業現有相關文件查閱核實 Document review & interview.

2, 商業物業建築物及防火設備檢查紀錄查閱核實 (例如:建築物換新屋頂年份等等) Certified Building and Fire Department Records.

3, 目測檢查項目程序 Walk-Through Survey
- 建築物正面,地形地表外觀
- 人行道 Side Walk (包括殘障出入設施)
- 停車場區域 Parking Area
- 戶外排水(下水)系統 Drainage System
- 屋頂系統 Roof System –Flat Roof (何種材質及使用年限)
- 結構系統 Structural System—Need Specialist if more than 3 stories
- 供水系統 Plumbing System (何種方式及管径尺寸)
- 暖氣空調通風系統HVAC System (Roof Top Units) 設置年份,使用冷媒R-134a(名稱)以及維修紀錄
- 供電系統 (緊急備用電力系統-柴油發電機)
Electrical System (Emergency Power Supply System)
變壓器 Transformer 480~600V (from street 44K)
供電箱及綫路型式 (不需拆開蓋板及斷電)
照明系統 Lighting System
- 逃生(救生)系統 Life Safety System 逃生門,防火梯
逃生路綫指示圖,是否標示清楚在指定位置?
防火梯是否堆放雜物阻塞逃生路綫之暢通?
- 火警警報系統Fire Alarm System *(不需測試)
- 電梯系統 Elevator System檢查维修紀錄查閱核實,
記載型式,承建年月日,承載量(載客人數)

特殊需要檢查項目

- 防震設施標準 Seismic Considerations
根據文献記載1970's 前美國與1980's前之加拿大,對建築物之防震係數 Seismic Loads並未有明確規範
- 抵禦颶風標準等級 Design Considerations for Natural Disasters (Hurricanes, Tornadoes, High Winds, Snow, etc.)
- 防虫鼠害蔓延 Insect/Rodent Infestations
- 環保設施評估 Environmental Considerations
- 室內空氣品質評估 Indoor Air Quality Considerations
- 建築物保安系統評估 Property Security Systems Considerations

因應特殊用途建築物必須做環保設施評估:
