Today, I had two property consultations booked.

One was an in-person visit with a Realtor preparing a home for sale. The other was a virtual consultation with a homeowner getting ready to launch an Airbnb.

I initially thought both conversations would be about cleaning estimates. But as we talked, I realised there was much more to consider.

The Realtor had one idea of what the property needed before the sale, while the Airbnb homeowner wasn't quite sure what a proper turnover service should include or how to approach pricing.

Both situations reminded me of something: preparing a property isn't just about making it clean. It's about understanding what the space needs for the next person who walks through the door.

For buyers, it's about presentation and a smooth handover. For Airbnb guests, it's about arriving at a space that's properly prepared and ready for their stay.
