Here's something worth knowing: under Ontario's Residential Tenancies Act, landlords are legally required to return a unit to a habitable standard before the next tenant moves in. That obligation doesn't pause between tenancies.

And "habitable" means more than it looks clean. Biological waste, drug residue, and pest damage all require professional remediation before a unit is genuinely safe and legally rentable again.

Drug site remediation is the professional process of assessing, containing, and clearing a property that has been used for drug activity.

In Ontario, sharps disposal is regulated, meaning they can't simply be bagged and thrown out. Drug residue, including fentanyl, requires specialized testing, proper containment, and safe removal by trained technicians. We also assess ventilation systems, flooring, and drywall for absorption, and provide full documentation when the job is complete.

Here's something a lot of landlords don't realize is that when a tenant has been using drugs on a property, the hazard doesn't leave when they do.

Needles can be hidden in walls, under flooring, inside furniture, and in outdoor areas. Drug residue absorbs into drywall, flooring, and ventilation systems. Fentanyl residue in particular can be absorbed through skin contact, meaning anyone who walks into that unit without proper protection is at risk.
