Here's a little story of a recent termite colony we eliminated after receiving a call from the property manager.
Even large termite colonies are very well hidden due to the fact they live under the ground and almost always leave a thin layer of wood to protect themselves. By the time a tenant or owner finds termite damage, it is usually extensive. This Adelaide local only noticed the termite damage once he put his foot through the floor.
Upon further investigation of the property during our termite inspection we found active termites in floor boards not only where the tenant found them with his foot but also in multiple rooms throughout the house, roof rafters, walls and doorways were also full of active termites.
For reference, the tenant had only been in the property for 2-3 years and the property was well maintained.
One of the most concerning parts about finding a termite colony this large is the potential it has to spread and the termites are already highly unlikely to be contained within this one property, neighbouring houses almost have no chance without good termite protection in place.
Similar to other pests that can invade from neighbouring houses so can termites either during their yearly flight of alates (seeing flying termites "alates" is another sign you may have a termite colony on or near your property) or via underground sub-colonies. Just think, even this large, now mature termite colony came from somewhere.
This is why the Australian standard recommends an annual termite inspection at a minimum. Early termite detection is extremely important for protecting your property from potentially huge economic loss, within a year a new termite queen can give birth to a large colony, and within 2 years it can become very extensive, as she grows she can lay more and more eggs, up to 30,000 a day. Being a preventable pest a lot of insurance companies also don't cover termites according to Google.
