Another day, another happy customer! Today we were back in Railway Estate looking after a home for a customer whose previous property we cleaned before it went to market last year.

After moving into their new home, seemingly washed before market, they were a little disappointed by how quickly sections of the property had become dirty. The Colourbond roof had developed a noticeable coating of algae across some areas, while the house was showing early signs of organic growth beginning to establish around soffits, gutters and downpipes.

This really highlights why it matters not only that a property is cleaned before sale, but how it is cleaned, and who is doing the work. A quick, high pressure and/or high-chlorine treatment by an inexperienced operator can often create the illusion of a great result on the day. Everything looks clean, photos look fantastic, and the property presents well. The real test comes months later. When algae and organic growth begin returning in a short period of time, it raises questions about the methods, chemistry, and understanding behind the original clean.

There is a big difference between cleaning a surface and understanding the science behind controlling the organic growth that lives on it. Marketing slogans, copied terminology and borrowed catchphrases don't replace experience, knowledge and proven results. In fact, when the results don't last, they often expose the difference between genuine expertise and marketing spin.

It was a true team effort today. I tackled the roof while Pauly took care of the house wash. The Colourbond roof was treated and cleaned using our Ultrasoft cleaning solution consisting of Ultrasoft Surfactant and Mauler, following BlueScope's Technical Bulletin recommendations. That means no surface cleaners, no excessive chemical application, and no unnecessary pressure. This roof was cleaned using just 1% solution, proving once again that understanding chemistry is far more important than simply throwing more chlorine at a job.

Meanwhile, Paul used our new ultra-low mix on the house, delivering a fantastic result while keeping chemical usage to an absolute minimum.

Over the coming months, Paul will be taking on a bigger role servicing Townsville while I prepare for my move to Cairns, to continue growing Ultrasoft's presence throughout the region. Its been a long wait to find someone suitable to take over Townsville. I am confident Paul will continue our level of service and results.

I spent last weekend exploring the area and getting familiar with my future surroundings, visiting Trinity Beach, Palm Cove and the other beautiful Northern Beaches. What an incredible place to live, work and play.

Another fresh Colourbond roof clean completed in Annandale this morning. Following BlueScope’s Technical Bulletin, we slowly and carefully made our way around the roof using the cherry picker and ladder to ensure the best result while protecting the roof’s finish.

Ultrasoft Surfactant and Mauler made easy work of this roof as always, allowing us to stay well within the limits set by BlueScope while still achieving outstanding results.

The morning started off a bit chilly with a steady breeze making things slow going for a while, but Townsville delivered again. By after 10am the weather turned perfect as usual and made for a great finish to the job. ☀

Over the years we’ve had people message us with sudden “friendly interest”, suppliers fishing for clues, copycats borrowing our wording, and a few experts magically rebranding themselves overnight after ridiculing low chlorine methods for years.

Yesterday’s job out at Julago on this beautiful newer home. The owner understands that regular maintenance is one of the best ways to keep product warranty's current, repair costs down, while keeping street appeal high.

At just 3 years old, the Colourbond roof was already showing signs of excessive oxidation, algae growth had started developing, and bird droppings had left their mark in several areas. Just like your car, it’s important to keep your roof clean and free from contaminants, especially bird and bat droppings, as they can slowly damage surfaces over time. Being close to the highway, there was also a light build-up of diesel soot across sections of the roof.

While the home itself was relatively clean, geckos and moths had certainly made a mess around the patios, window frames and outdoor areas. Once cleaning was completed, Gecko Free was applied to window sills, doorways and AC units to help keep these areas fresh and cleaner for longer.

Total chlorine used for both the roof and house wash less than 5 Litres!

Our new cleaning solution continues to impress, delivering outstanding results while using far less chlorine than we once thought possible when we first moved away from the so-called “industry standard” back in 2021.

At the time, using just 0.5% chlorine (now high) was heavily criticised by parts of the industry. We were ridiculed, dismissed, removed from forums and treated as though we didn’t know what we were talking about simply because we questioned accepted practices and pushed for lower chemical usage.

Ironically, many of those same people were heavily promoting 1.25% mixes while presenting themselves as industry experts, yet some could not even correctly identify or name the organic growth they claimed to specialise in treating and controlling.

Today, many of those same voices are now promoting themselves as advocates for “ultra low chlorine” cleaning.

The important thing for operators and property owners especially is to understand is this — genuine low chlorine cleaning is not just a slogan or marketing term. It requires a proper understanding of cleaning chemistry, surfactants, dwell times, application methods and the biology of the organic growth being treated. Simply changing the sales pitch while continuing to promote the same systems, equipment, products and methods does not suddenly make a process low chlorine.

This isn’t written out of bitterness. It’s written because newer operators and property owners deserve honest information instead of industry marketing trends.

There is a big difference between people who spent years researching, testing and refining methods in the field, and people who simply adjust their advertising when the market changes direction.

We encourage everyone to ask questions, look at real-world results, and pay attention to whether someone is teaching proven chemistry and process improvements — or simply rebranding old ideas with new buzzwords.

Even compared to 12 months ago, our systems and processes continue evolving through continual testing and development.

The learning never stops, and neither does the research.

After completing the majority of this house wash last week, we returned today to finish the front entry, carport areas and driveway, after all the heavy work benches, tools, and equipment had been cleared out last week.

The usual build-up of algae, gecko marks, and bat splatter was present, our new Ultrasoft surfactant continues to impress. With outstanding cling, excellent performance reminiscent of BGW everyone used to love, improved rinsing ability, and low foam characteristics, it’s proving to be a seriously effective addition to the system. Paul after working with me for the last few months was even surprised by the results today. We are making strides I never thought were possible 6 years ago.

Most importantly, the new surfactant delivers the performance required for true ultra low chlorine cleaning solutions. In many situations we are now able to use even less chlorine than before, while still achieving excellent results. On certain jobs there is now virtually zero chlorine odour present during application — and that’s the real key to genuine ultra low chlorine washing.

We don’t need to use chlorine neutralisers or post wash cologne's to hide how much chlorine is being applied. It’s simple — we just don’t use that much. While the industry race for bigger pumps, hoses and guns, flashy setups, gimmicks and marketing hype continues, we’ve spent the last 5 years using the exact same equipment and focusing instead on learning, research, development, and understanding the chemistry behind what actually delivers results.

While others using products that previously recommended around 1.25% SH are now suddenly claiming “ultra low chlorine” washing, Ultrasoft is the only system genuinely developed to achieve it effectively — backed by over 6 years of development, testing, and understanding of how these solutions truly work in real-world conditions.

Today’s job at Bluewater was a great example of why we always aim to go the extra mile for our customers.

This home had years of moth eggs and algae growth built up on the soffits and guttering, while the local frogs and geckos had definitely left their mark on the window sills as well. The customer originally only wanted the soffits cleaned, but when Pauly and I looked over the job we both agreed the house deserved the full treatment. Being a repeat Ultrasoft customer made it an easy decision — so we completed the entire exterior clean at no extra charge.

The solar panels also received a clean, and we left behind a bottle of Gecko Free to help maintain the results and keep those little visitors from returning too quickly.

Today we also trialled a new cleaning solution which performed extremely well throughout the wash. The results and ease of use were very impressive and it looks like it will fit perfectly within the exclusive Mauler range moving forward. This product will only be available to Ultrasoft Licensees.

Pauly was a bit nervous doing his first video, but I reckon he came across naturally, honest and clear. Pauly will continue servicing the Townsville region while I begin heading further north into Cairns, with plans to soon be based there permanently. This expansion also means we’ll be covering Port Douglas, Innisfail and the Tablelands as well. I’m confident Pauly will continue maintaining the high level of customer service and cleaning standards Ultrasoft is known for.

Today’s 12 month maintenance clean on this painted tiled roof is a perfect example of why proper roof care and ongoing maintenance matters.

Back in 2023 the customer called us after seeing one of our roof washing posts. For years she had been told by a lawn mower man that the “mould” growing on the roof would actually protect the tiles, so roof cleaning was never considered necessary.

During our quote we explained that after so many years of algae growth there was a strong chance the tiles underneath may already have suffered damage. Once the roof was professionally cleaned, the hidden damage became obvious and the roof was later professionally painted.

After the painting was completed, we returned 12 months later for a complimentary maintenance clean, and the customer then joined our ongoing roof maintenance schedule. Since then this roof has remained clean, protected and algae free year after year.

Today we carried out another annual maintenance treatment using Ultrasoft trailing a new solution in the works. Any algae present was treated while bat and bird droppings were safely dissolved and rinsed away without harsh high pressure methods.

As always, all of our roof cleaning services include solar panel cleaning and another 12 months warranty on the roof treatment.
