Franco Preo started business April 1988 and after 6 years trading was at a crossroads – either time to give up or professionalise.

1993 - He was a founding member of the Master Cleaners Guild Carpet Cleaning Division, serving on the Committee for six years, and started honing his skills in training there. Training for carpet cleaners became available for the first time in Australia in 1995 and F

ranco was in the first group to receive formal training in Perth. After that he became a training ju**ie, attending every course he could to expand his knowledge and potential.


2000 - He then went on to found what is now known as the Carpet Cleaning Association of WA (Inc) (formerly The Advantage Group Carpet Cleaners), staying on as President for 7 years, then as Training and Technical Officer until present day.

2003 - He was also involved in helping to get the Green Stamp environmental project off the ground.

2004/2005 - Saw Franco involved in setting up the Competencies for a National Qualification, as well as being a consultant in setting up a training course locally through Tri Training, resulting in 18 WA carpet Cleaners being the first in Australia to achieve their Cert II PRM20604 qualification.

2006/2007 - He was recognised by the BSCAA(WA) as the “Carpet Cleaner of the Year” as voted by his p*ers.

2008 /2009 - He then completed his Cert IV in Training and Assessment TAA40104, allowing him to start delivering formal training himself to the WA Carpet Cleaning community

2010 - Was the year he was awarded the title of Registered WoolSafe Inspector after undertaking further studies to qualify himself in reporting and assessing on problems with carpeting and upholstery, able to carry out physical and chemical investigations and then report on any problems that clients may have. This week’s battle was Dog vs Aged Linen… and let’s just say the dog came out swinging!

Unfortunately, the accident wasn’t discovered for nearly a week, meaning the staining and odour had already well and truly set in before I was let loose on it.

To make matters worse, the cushion was feather-filled inside a cotton liner — a perfect recipe for trapped odours and a very delicate cleaning situation. Linen is highly water-sensitive, feathers hold smells incredibly well, and this one required a very careful multi-stage process over several days.

Was it perfect? No.

Was it dramatically better, odour-free, and a huge improvement for the customer? Absolutely.

One of the biggest misconceptions in stain removal is that every situation can be restored to “as new.” Sometimes the real skill lies in knowing how to achieve the best possible outcome without causing further damage.

That’s where experience matters.

This week’s challenge: the foyer areas of a 8-storey apartment complex!

These weren’t just lightly soiled carpets either, we were dealing with everything from heavy traffic lanes through to some serious watermarks caused by water ingress.

But cleaning was only half the challenge.

With residents constantly moving through the building, we had to carefully manage access to foyers, lifts, and stairwells while the work was underway. That meant strategic staging, safety management, hose placement, timing, and making sure disruption was kept to an absolute minimum.

The end result?
✅ Watermarks dramatically improved
✅ Carpets refreshed and restored
✅ No access issues
✅ Happy residents and building management

Large, occupied buildings require more than just cleaning equipment, they require planning, communication, and experience.

Thankfully, this one went off without a hitch!

𝗟𝘂𝗰𝗿𝗮𝘁𝗶𝘃𝗲 𝗣𝗲𝘁𝘀!

Pets… we love them—but wow, they keep us busy!

This week alone we’ve handled a full trifecta of pet-related “incidents”; p*e, poo, and spew, across multiple homes with yesterday’s being the most unusual – a pigs ear thrown back up on a VERY expensive wool carpet! 🫣

And every time, it’s the same story:
- Panicked owner
- “It just happened!”
- And a carpet that’s copped the worst of it

The key with pet accidents isn’t just cleaning what you can see, it’s properly treating what’s soaked deep into the carpet, backing, and underlay. Miss that, and the odour (and bacteria) comes back to haunt you.

The result this week?
✅ Fully treated
✅ Odours eliminated
✅ Very relieved pet owners (and forgiven pets!)

You never quite know what you’re walking into in this game… 😄

Today’s job was a furnished apartment clean. Simple enough, right?

Arrived on site - no power. Meter box locked. Building supervisor nowhere to be found. Not ideal.

Then I noticed all the windows and the balcony door wide open… always a bit of a red flag.

Walked inside, and there it was. Sitting at the dining table like it had signed the lease… 🐦

A pigeon.
A very comfortable pigeon. Sitting on the chair of the dining setting like it belonged, and with the attitude to match.

Now, I can safely say “pigeon eviction” isn’t part of our standard service list, but when you’re on-site, you deal with what’s in front of you.

"Tenant" removed, property secured, and a full report back to the property manager, who was very appreciative that we didn’t just turn around and leave.

This is the difference when you work with experienced operators.
It’s not just about cleaning, it’s about handling the unexpected and looking after the property properly.

Had your carpets cleaned… but those traffic areas still look terrible?

You’re not alone, and here’s the reality.

In many cases, it’s not dirt at all.

It’s permanent fibre wear caused by foot traffic, which changes how light reflects off the carpet. It's what we refer to in the industry as "Real" vs "Apparent" dirt. Real dirt can be removed, apparent means it's an intrinsic part of the carpet!

👉 Inexperienced or cheap cleaners will just “have a go” and leave you disappointed and often frustrate themselves in the process, not understanding WHY it won't clean.

“𝗧𝗵𝗲 𝗠𝘆𝘀𝘁𝗲𝗿𝘆 𝗪𝗮𝘁𝗲𝗿𝗺𝗮𝗿𝗸… 𝗧𝗵𝗮𝘁 𝗪𝗮𝘀𝗻’𝘁”

Yesterday I was called out to inspect what the owner believed was a watermark on a brand new carpet in a South Perth apartment.

From the photos I’d been sent, I was already a bit doubtful—but as always, nothing beats seeing it in person.

The interesting part?
You couldn’t see anything during the day… but at night, with the lights on, the “mark” stood out clearly.

That immediately raised a red flag.

Using a simple trick I’ve relied on for 38 years, changing viewing angles and working with the available light, I turned my back to the window while the downlights were on… and there it was.

But something didn’t stack up.
The “edge” was sharp near the wall, then faded out as it moved into the room.

A quick look around told the story, downlight overhead, and two glass-fronted picture frames on the wall.

One gentle nudge to a frame… and the “stain” moved with it.

✔️ Not a watermark
✔️ Not a fault
✔️ Just a reflection

It’s a great reminder that not everything that looks like a problem actually is one, and a proper inspection can save a lot of unnecessary stress (and cost).

𝗠𝗼𝘃𝗶𝗻𝗴 𝗛𝗲𝗮𝘃𝗲𝗻 𝗮𝗻𝗱 𝗘𝗮𝗿𝘁𝗵!

This week I had a call from a church… and not a small one - a very large one - needing their carpets cleaned urgently.

Now when I say urgently, I mean this week or not at all.

So what did we do?

We moved heaven and earth… (pun absolutely intended) …to make it happen.

We reshuffled schedules, extended our hours, and coordinated the team to get in and get it done properly, not rushed, not half-done, but to the standard we’re known for.

Because at the end of the day, it’s not just about cleaning carpets… it’s about reliability when it matters most.

So here’s my ask:
If you know anyone, churches, schools, function centres, or commercial spaces, that suddenly need a job done fast without compromising quality… We are your people!

And yes, miracles are extra. 😜

This week I saw a Facebook post from someone with a “small water issue”… which turned out to be more of a “bring a boat” situation.

A flexi hose had burst while she and her husband were away for a few days, and they came home to what I’d politely call… an indoor swimming pool.

Now here’s the scary part, the whole disaster was caused by a cheap little hose that probably cost less than your morning coffee.

Flexi hoses are brilliant, but they are one of the most common failure points I see, especially as they age or if they’ve been installed poorly.

So here’s the tip:
If yours haven’t been checked in a few years… get a plumber (Quick plug, we use Splash and Gas, highly recommend them!) to look at them before the issue raises it’s ugly head – apparently many insurers don’t cover for this scenario!

This week, I’m looking to connect with plumbers and property managers who want to prevent disasters, not just clean them up afterwards.

Because while I’m pretty good at drying carpets… I’d much rather you never need me for that reason.

𝗣𝗿𝗼𝘁𝗲𝗰𝘁 𝘆𝗼𝘂𝗿𝘀𝗲𝗹𝗳!

Last week I was called out to a very expensive wool rug, a beautiful piece, but unfortunately it had taken a hit.
A clothes horse had been sitting on it… and it had been out in a bit of salty rain (Cottesloe beachside property)… and when it was moved, all that dirty water in the frame dumped straight into the rug.

Now with wool, that’s a worst-case scenario. It absorbs into the fibre, holds onto contamination, and suddenly what could’ve been a simple wipe-up turns into a technical stain removal job.

By the time I got there, the staining had locked in. We were able to recover it, but it took time, specialised chemistry, and the bill came to $380.

Here’s the kicker…

If that rug had been treated with our Decorgard protection, that water would have sat on the surface long enough for the client to simply blot it up. No pe*******on, no staining, no costly restoration.

So the job wasn’t just stain removal: it was a perfect example of prevention vs repair.

This week, I’m looking to connect with people who own high-value rugs or furnishings, especially interior designers or furniture retailers, who want to protect their clients from expensive mistakes before they happen.
Because sometimes the best clean… is the one you never need.
