Franco Preo started business April 1988 and after 6 years trading was at a crossroads – either time to give up or professionalise.

1993 - He was a founding member of the Master Cleaners Guild Carpet Cleaning Division, serving on the Committee for six years, and started honing his skills in training there. Training for carpet cleaners became available for the first time in Australia in 1995 and Franco was in the first group to receive formal training in Perth. After that he became a training ju**ie, attending every course he could to expand his knowledge and potential.

2000 - He then went on to found what is now known as the Carpet Cleaning Association of WA (Inc) (formerly The Advantage Group Carpet Cleaners), staying on as President for 7 years, then as Training and Technical Officer until present day.

2003 - He was also involved in helping to get the Green Stamp environmental project off the ground.

2004/2005 - Saw Franco involved in setting up the Competencies for a National Qualification, as well as being a consultant in setting up a training course locally through Tri Training, resulting in 18 WA carpet Cleaners being the first in Australia to achieve their Cert II PRM20604 qualification.

2006/2007 - He was recognised by the BSCAA(WA) as the “Carpet Cleaner of the Year” as voted by his peers.

2008 /2009 - He then completed his Cert IV in Training and Assessment TAA40104, allowing him to start delivering formal training himself to the WA Carpet Cleaning community

2010 - Was the year he was awarded the title of Registered WoolSafe Inspector after undertaking further studies to qualify himself in reporting and assessing on problems with carpeting and upholstery, able to carry out physical and chemical investigations and then report on any problems that clients may have. This week alone, Fresh Aire Carpet Cleaning dealt with:

This week we had several jobs involving one of the less glamorous parts of carpet cleaning; pet accidents.

Whether it’s a puppy, an older dog, a cat or another much-loved family pet, sometimes they simply don’t conform to our idea of acceptable toileting standards!

And the problem isn’t always just what you can see.

Pet urine can leave behind:

• Visible staining
• Persistent odours
• Residues within the carpet and underlay
• Ongoing contamination that becomes more noticeable in warm or humid conditions

The temptation is often to reach for whatever household cleaner happens to be under the sink or some wonderful, "sure-fire Google fix!".

Unfortunately, that can sometimes make matters worse.

The wrong chemistry can leave residues, set staining, alter dyes or create additional problems — particularly on wool carpets, where aggressive alkaline or oxidising products may cause permanent damage.

💄 MAKEUP, FAKE TAN AND BLACK EYELASH GLUE… ON LIGHT GREEN CARPET.

Not exactly the combination you want to find in two bedrooms!

This week we were called in after a customer had a collection of cosmetic stains affecting their carpet, including makeup, fake tan and black eyelash glue.

To make matters worse, some of the stains had already been treated with several household cleaning products, which had unfortunately spread and intensified the problem. By the time we arrived, the customer was understandably not expecting a perfect result.

And that’s important, because with stain removal there are times when the honest answer is that 100% removal simply may not be possible.

But with the correct chemistry, controlled treatment and a little patience, we were able to improve the staining by around 𝟵𝟱%.

The customer was absolutely delighted.

Not because every last trace had vanished, but because the improvement was far beyond what they thought possible. This is why stain removal is very different from ordinary carpet cleaning. Makeup, fake tan, adhesives and cosmetic pigments all behave differently and may require completely different chemistry.

Using the wrong product can make the problem worse, and sometimes permanently change the carpet.

So if you have a stain you’re tempted to attack with whatever is under the kitchen sink…

Maybe don’t. 😄

🐞 IS SOMETHING EATING YOUR CARPET?

Carpet beetles are one of those household pests many people don’t think about until the damage has already started.

And despite the name, it’s generally not the adult beetle doing the damage, it’s the larvae.

Carpet beetle larvae feed on natural fibres and organic materials, which can include wool carpet, rugs, upholstery, felt, pet hair, lint and other debris that accumulates around the home.

One of the reasons they can go unnoticed for so long is that they often prefer dark, quiet and undisturbed areas.

That means damage may first appear:

• Under furniture
• Along skirting boards
• Around carpet edges
• Inside wardrobes
• Beneath rugs
• In rooms that receive very little traffic

You may notice irregular patches of fibre loss, thinning carpet, shed larval skins or small beetles appearing around windows and light sources.

Professional cleaning can be a very useful part of the solution because it removes accumulated lint, pet hair, debris and other materials that can provide a food source. However, if there is an established infestation, cleaning alone may not be enough and a qualified pest-management professional may also be required.The best approach is often to identify the problem early, remove the conditions supporting it and deal with the infestation before more damage occurs.

So if your wool carpet or rugs are developing mysterious bare patches, don’t automatically assume they’re simply wearing out. Something may actually be eating them!

𝗣𝗼𝘀𝘁-𝗳𝗹𝗼𝗼𝗱𝗶𝗻𝗴 𝗯𝗹𝘂𝗲𝘀 – 𝗜 𝗺𝗲𝗮𝗻 𝗯𝗿𝗼𝘄𝗻𝘀!

This week we were called to a property after a burst flexi-hose in an ensuite caused a small flood.

The initial water damage had been handled promptly by another restoration company, but once everything dried, an ugly brown stain appeared through the carpet.

This was an older nylon carpet with a jute backing, and as jute ages it can release natural lignin dyes when it gets wet, causing what we call "cellulosic browning".

That’s where Fresh Aire came in. With the right stain-removal chemistry and a good understanding of what had caused the problem, we were able to correct the browning and get a result the tenant was extremely happy with. In fact, they were so impressed they immediately started asking what we could do with the rest of the carpets!

This week I spent much of my time off the road training a fellow who had travelled up from Albany, but I still managed to fit in several carpet inspections.

And there was a bit of everything.

One property had concerns relating to the way the carpet had been installed. Another involved pile flattening and questions about whether what was being seen was normal wear or something requiring further attention.
And another involved glue that had found its way onto carpet during the installation of vinyl plank flooring.

Different problems, but they all had one thing in common:

The people involved needed more than somebody simply saying, “That doesn't look right.” They needed an experienced and independent assessment of what had happened, why it may have happened, and what could reasonably be done to rectify it.

That's an important part of the work we do at Fresh Aire Carpet Cleaning. In my role as a Registered WoolSafe Inspector, I can inspect carpet-related problems, carry out appropriate testing and provide an independent written report detailing my observations and conclusions.

This can be particularly useful where there are questions involving installers, flooring retailers, builders, property managers, manufacturers, insurers or homeowners, especially when everyone involved has a slightly different version of what went wrong! An inspection isn't about automatically taking one side or another. It's about examining the evidence and providing an informed, unbiased opinion.

🪑 𝟵𝟰 𝗬𝗘𝗔𝗥𝗦 𝗢𝗟𝗗, 𝗔𝗡𝗗 𝗦𝗧𝗜𝗟𝗟 𝗪𝗢𝗥𝗧𝗛 𝗦𝗔𝗩𝗜𝗡𝗚!

This week, we had the pleasure of working on some rather special pieces of furniture, each with its own story.

First up was a pair of 94-year-old cotton jacquard armchairs featuring a rather striking leopard-skin print.

They were looking a little worse for wear, and the owner was considering spending $2,200 to have them recovered.

But before going down that road, they asked whether we could clean them.

Now, when you're dealing with fabric that's nearly a century old, you don't just grab the upholstery tool and hope for the best!

The material was potentially fragile, so we first assessed its condition and checked for colour instability.

With no apparent colour stability issues, we proceeded with a carefully controlled cleaning process using specialised chemistry, gentle hand brushing and dry extraction, followed by rapid drying.

The result?

Two beautifully refreshed armchairs and one very happy customer who no longer needed to fork out $2,200 for recovering! 😊

BUT THAT WASN'T THE END OF OUR ANTIQUE FURNITURE ADVENTURES…

Our next challenge was an 80-year-old, hand-stitched family heirloom that had unfortunately suffered water damage while in storage.

This little chair was particularly delicate, with a jute backing fabric and cotton stitching. Browning was a major concern, so moisture control and rapid drying were critical.

Using a similar carefully controlled cleaning process, followed by some sunshine to assist with drying and chemical activation, we managed to achieve a very pleasing result.

But the best part wasn't the cleaning.

It was seeing how delighted our 82-year-old customer was with the result, especially as she was preparing to pass this treasured little chair on to her granddaughter. ❤️

Sometimes our job isn't simply about removing dirt and stains.

It's about preserving something that has been part of a family's history for generations.

🤔 “𝗧𝗛𝗘 𝗖𝗔𝗥𝗣𝗘𝗧'𝗦 𝗣𝗔𝗦𝗧 𝗜𝗧𝗦 𝗨𝗦𝗘-𝗕𝗬 𝗗𝗔𝗧𝗘. 𝗜𝗧 𝗡𝗘𝗘𝗗𝗦 𝗥𝗘𝗣𝗟𝗔𝗖𝗜𝗡𝗚.”

That's what a commercial client had been told by their previous carpet cleaner.

Looking at the carpet tiles, you could certainly understand why. They were extremely soiled, dull and generally looked like they'd had a very hard life.

But my eye told me something different.

I wasn't convinced we were looking at carpet that was genuinely worn out.

What I saw was a substantial build-up of detergent residues combined with years of commercial soiling, sugars from spilled drinks, oils from food and all sorts of other contaminants that had gradually accumulated and bonded themselves to the carpet.

And there's an important difference between "wear" and "soil". You can't clean away genuine fibre loss or physical wear. But if what you're actually looking at is contamination and residue, that's a very different proposition.

I disagreed with the previous cleaner's assessment and told management that I believed the carpet tiles still had years of useful life left in them. They weren't going to become brand new again, but with the right chemistry, equipment, agitation and extraction, I was confident we could make a substantial improvement.

Our quote wasn't cheap. But compared with replacing an entire commercial carpet installation, it suddenly looked considerably more attractive!

They put their faith in us and gave us the job... and we delivered!!

The transformation was dramatic. Instead of budgeting for replacement, they now have clean, presentable carpet tiles with plenty of serviceable life remaining. It's a perfect example of why the cheapest clean isn't necessarily the cheapest long-term solution — and why correctly diagnosing the problem matters.

Before you replace a carpet because somebody says it's “past its use-by date”, it may be worth getting a second opinion.

Sometimes it's not worn out.

🐈 “I'VE MOPPED IT FIVE TIMES… WHY CAN I STILL SMELL CAT URINE?”

Unfortunately, the answer may be hiding right underneath your mop.

When a cat urinates on a tiled floor, cleaning the surface doesn't necessarily remove everything that's pe*****ted into the grout.

While many tiles have very low absorbency, **cementitious grout is porous**. Urine can pe*****te below the surface, carrying contamination and odour-producing compounds with it.

You mop. You disinfect. You spray something nice-smelling over it.

Everything seems fine.

Then you get a warm or humid day and suddenly…

🐱 Eau de Cat is back!

The temptation is to keep applying stronger household chemicals, but that can create another problem. Some products may affect the grout or surrounding surfaces, while others simply mask the odour rather than dealing with its source.

Professional treatment takes a different approach.

At Fresh Aire Carpet Cleaning, we can deep-clean tiled floors and grout and use specialist treatments designed to break down urine contamination and deal with the source of the odour rather than simply covering it up.

Depending on how deeply or how long the contamination has been present, complete removal isn't always possible, particularly if urine has pe*****ted through grout joints and into materials beneath the tiles – but identifying and treating the actual source gives you a much better chance of a successful result.

So if you've cleaned the floor repeatedly and can STILL smell cat urine, don't just reach for a stronger bottle of cleaner.
