So with darker coloured roofs, mould is less of a problem because they tend to hit the threshold for heat to kill most of it off, the only problem with the extra heat is it oxidises the sheets resulting in this chalky look. Using a surface cleaner set to a lower pressure, we remove the oxidation without damaging the sheets and then give it a treatment at the end for the remaining spores and lichen (usually just at the bottoms of the sheets near the gutters on darker colours) If you can see spots on this roof this is actually oil spots from the fire ant poison, because they bind the poison to sorghum with an oil and it really sticks! The soft wash we use at the end actually renders the poison inert as well as killing the remaining spores. (We are the preferred vendor for the fire ant program in this area FYI)

Not all roofs are suitable for oxidation removal even with the surface cleaner pressure lowered to 1800psi, due to aged and failing powder coating. Particular colours aged differently with some of them being discontinued in part by their lack of longevity. Soft washing done at the right percentage is key in cleaning such roofs, to try and stretch out the life of the coating before the inevitable repaint is needed. Some of the colours that aged the worst from the 90's when a lot of houses in the area were built are cottage green and the discontinued wheat. Knowing the difference between these factors is crucial and use the wrong method can result in premature repaints being needed.
