Thanks for researching AwardDesigns to conduct your Pre Purchase Building Inspection. I have been working in the building industry for over 20 years and am qualified to identify defects in residential buildings in accordance with AS4349.1.
You will receive a comprehensive report outlining minor and major observations covering various topics such as (but not limited to):
- Building Interior - Ceilings, walls, floors, windows, framing, kitchen, bathroom, laundry, WC & stairs.
- Roof Exterior - Structure, tiles, sheeting, flashing, skylights, vents, guttering, down pipes, eaves & facias.
- Roof space - Covering, ventilation, sparking, party walls, insulation & electrical safety.
- Sub floor space - Supports, floor, ventilation, drainage & dampness.
- Site - Car accommodation, detached buildings, ablution facilities, garden sheds, retaining walls, paths and driveways, steps, termite activity, fencing & surface water.
Note: Swimming pool barrier safety certificates (in accordance with AS1926.1) are required to be provided by the seller to the land agent to validate pool fencing is safe before you purchase. I can conduct these inspections on behalf of a seller, as the potential buyer you will only receive general observation from me instead of the entire inspection report.
