"Organic Growth" or Mould, is not supposed to be present inside a habitable property.
Its food source is High humidity, water ingress or a combination of both.
Mould inside a property should be taken seriously, as it is an indicator that moisture is present inside the property.
This can be via a leaking roof, escape of liquid from a water pipe/hose, water ingress via an external event, leaking shower base, breakdown in the water proofing membrane, or high condensation levels from an internal environmental condition, just to name a few.
People can be affected by mould depending on their individual levels of immunity, age and pre-existing health issues.
The main concern is to clean or contain the active, visual mould immediately, so as to limit the amount of aerosolization of the mould particulate.
It is important to not cross contaminate other areas of the property and keep the affected area localised and contained.
Find the cause and repair the leak immediately so as not exacerbate the situation and reduce further damage.

Stuck at home ? Lets Renovate !

We have seen a spike in home renovations during the past year dealing with Covid. Clients have more time to do that renovation that they have been putting off. The reality is that if you are renovating an older property in Australia, there's a good chance it will contain asbestos of some kind. Between 1945 and the mid-1980s in Australia, it was widely used in the construction industry, especially bonded asbestos sheeting, or "fibro" as we know it. Inside the home, by far the most common form used was internal wall sheeting, because of its great insulating properties. It was widely used in wet areas and around heating units. When this sheeting is disturbed and the fibres become airborne, say if you were renovating and started cutting or drilling into it or - even worse, breaking it up with a sledgehammer - that the sheeting becomes a serious danger. This is particularly problematic in bathroom renovations, because the sheeting will often be hidden behind wall tiles or under floor tiles, so you may not detect it until the renovations begin. Other areas inside a home you might find it could be in the backing for old vinyl floor tiles or as carpet underlay. Outside, you'll commonly see it under eaves (the dead giveaway is the battens that were used to cover the joins between the sheets), as roof guttering, corrugated sheeting for roofs or fencing, and as flat sheeting used on exteriors of old sheds, car ports and other outbuildings.
If you have experience in building you're used to dealing with these materials in older properties and there's a good chance you'll recognise the various forms of asbestos. However, the only way to know for sure if it's asbestos is to have it tested by an accredited lab. Always engage a licneced Asbestos removalist to help you with this no matter what your experience. Take every precaution possible. Although legally you are allowed to remove small amounts of bonded asbestos yourself (the legal minimum differs between states) engaging professional asbestos removalists is the better option.
