Recently, we were asked by a property manager to assess mould in an occupied rental property.

At first glance, many people would assume:

❌ The bathroom wasn’t cleaned properly.

❌ The tenant wasn’t maintaining the property.

❌ A simple mould clean would solve the issue.

However, after inspecting the property, the real cause appeared to be something different.

The bathroom had no external window, and the exhaust fan was heavily clogged with dust.

As a result, moisture generated during daily showers could not escape efficiently.

Over time, humidity accumulated on the ceiling surface and mould developed.

By the time most people are moving out,
they’re already exhausted.

🔑 Keys are ready to be returned
🏠 The next place is waiting
📅 Time off work has already been arranged



And at that stage,
the biggest problem usually isn’t dirt.

It’s:

👉 finding out after inspection
that everything needs to be arranged again.



A lot of issues don’t suddenly appear on the final cleaning day.

They’ve usually been building up slowly over time.



Things like:

* Carpet odours
* Bathroom mould
* Blackened silicone
* Dusty windows reducing natural light
* Everyday wall marks



While living in the property,
most people stop noticing these things.



But once the property becomes empty,
small details suddenly become very obvious.



A lot of tenants try to save a bit of money first.
