orts comply with HUD, Freddie Mac & Fannie Mae requirements and are backed with $1,000,000.00 of insurance. Our Zoning Compliance Reports address:
• The Conformance Status of the existing Use of the property, whether it’s a Permitted Use or a Conditional Use, perhaps it’s a Pre-existing or Legally Nonconforming Use.
• Building Setback Lines, determine the front, sides & rear of the property in order to determine whether the existing buildings conforms to the current setback requirements.
• Conformance to Building Height and the definition of how building height is measured based on the city’s definition, which often varies.
• Building Density, Floor Area Ratio, Building Coverage, Impervious Lot Coverage, Open Space Requirements, and Minimum Lot Area Requirements.
• We calculate the number of required Parking Spaces for the existing Use or Uses at the site. We work with the City or jurisdiction to obtain Zoning Verification Letters on each property. Obtain Code Violation Reports, copies of the Certificates of Occupancy and any Approval Documents that govern the development of the property such as Variances, Uses Permits, Site Plans or any other Special Documents that might have allowed the property to vary from current code requirements. We take the information from the Survey and compare it to the current Zoning Ordinance requirements, taking into account any Approval Documents in order to determine if the property is legally conforming or legally nonconforming to the current code, or if it’s a nonconforming property that does not meet the code today and likely did not meet the code when it was originally built. We also provide the Rebuildablity clause which is provided in the current Zoning Ordinance which describes the process of rebuilding the property in the event of a massive casualty.
