Some plumbing problems don’t need another opinion. They need the right solution.

This customer had been dealing with the same drain issue for nearly 10 years. Multiple plumbers had looked at it, but the problem kept coming back.

Our goal wasn’t to sell unnecessary repairs—it was to understand why the drain wasn’t performing and solve the root cause.

Here’s what Michael had to say:

⭐ “James at Cornerstone Drain & Sewer was the first person to truly solve the problem… He explained everything clearly and focused on solving the problem instead of pushing unnecessary repairs.”

Reviews like this mean everything to us because they reflect how we approach every service call:
✔️ Diagnose first
✔️ Explain what we find
✔️ Recommend only what’s needed
✔️ Fix it right

Thank you, Michael, for trusting Cornerstone Drain & Sewer. We’re grateful for the opportunity to earn your recommendation.

Same drain. Two completely different stories.

📸 Photo 1: Before flex shaft cleaning.
📸 Photo 2: After flex shaft cleaning.

This is a sink drain that the HVAC condensate ties into. Over time, slime, soap residue, and biological buildup collect inside the pipe. Even if water is still draining, that buildup continues to grow until it eventually causes backups, slow drains, or condensate overflow.

A traditional drain cable is designed to punch a hole through a blockage.

A flex shaft is designed to restore the inside of the pipe, scraping away buildup from the pipe walls instead of just creating a path through it.

Benefits of flex shaft cleaning:
✔ Removes heavy buildup from the pipe walls
✔ Improves drainage and flow
✔ Helps reduce recurring clogs
✔ Extends the time between service calls
✔ Camera inspection confirms the results

We don’t guess—we verify. Every drain cleaning includes a camera inspection so you can see the condition of your pipes before and after the work.

If your sinks drain slowly, gurgle, or your A/C condensate line has a history of clogging, it may be time for more than just a basic drain cleaning.

It’s been brutally hot across Southeast Texas, and your air conditioner has probably been running nonstop.

What many homeowners don’t realize is that every AC system produces gallons of condensation every day. When the condensate drain becomes clogged with algae or slime, that water can back up into your home.

Watch for these warning signs:
✔ A full secondary drain pan or water dripping from the secondary drain outside
✔ Water stains on ceilings
✔ Your AC shutting off unexpectedly or blank thermometer

If you notice any of these signs, don’t ignore them. Catching a clogged condensate drain early can help prevent expensive water damage.

At Cornerstone Drain & Sewer, we can:
• Clear the condensate drain and check the sink it drains to
• Inspect the drain line
• Verify proper drainage
• Recommend improvements when needed

Don’t wait until a small clog turns into a costly repair.

Why It Works Wednesday: The Part That Sacrifices Itself to Protect Your Water Heater

Most homeowners have never heard of an anode rod, but it’s one of the most important parts inside a tank-style water heater.

Its job is simple: corrode first so your water heater tank doesn’t.

Over time, the anode rod is consumed as it protects the steel tank from rust. Once it’s gone, the tank itself becomes vulnerable to corrosion—and that’s when leaks can start.

In today’s video, I show the difference between a worn-out anode rod and a brand-new one so you can see exactly how this process works.

Understanding how your plumbing works helps you make better decisions before small problems turn into expensive ones.

Have questions about your water heater? Leave them in the comments—they may become a future FAQ Friday or Why It Works Wednesday topic.

FAQ Friday: Why does my toilet rock back and forth?

A toilet should never wobble.

That movement may seem minor, but every time it rocks, it can damage the wax seal underneath. Once that seal fails, water can leak into your flooring and subfloor—often before you ever see water around the base.

Common causes include:
• Loose mounting bolts
• A broken toilet fl**ge
• An uneven or damaged floor
• An improper installation

The sooner it’s checked, the more likely you can avoid costly floor repairs.

If your toilet rocks, we’re happy to take a look.

Does your toilet rock when you sit down?

Many homeowners think the bolts just need to be tightened—but that's usually not the right fix.

A rocking toilet can damage the wax seal, cause sewer odors, lead to hidden water damage, or even crack the toilet itself.

In our latest blog, we explain:
✅ Why toilets rock
✅ Why tightening the bolts can make things worse
✅ When the toilet needs to be pulled and inspected
✅ How to prevent costly repairs
