Cleaning your HVAC condensation line trap is important to prevent clogs, water overflow, and potential damage to your system and home. Here's help on how to do it:

Why clean your condensation line trap?
Prevent clogs: The moist environment of your HVAC system's drain pan and line is a breeding ground for mold, algae, and other biological growth. Over time, this can accumulate and create a slimy clog.

Avoid water damage and potential mold: A clogged drain line can cause water to back up into the drain pan and overflow, leading to water damage to your AC unit, ceiling, walls, or flooring.

Steps to clean your HVAC condensation line trap:
Wet Vac.: Many times, you can unscrew any access points and vacuum the line.
Flexible Brush.: Use a flexible brush to clean the line.
Flush the line after cleaning.:
Diluted bleach: Mix 1 cup of bleach with 1 cup of warm water.

It is also a good idea to install a shut-off alarm to prevent water from overflowing over the drip pan causing water damage.

Spring Cleaning: Giving Your Gutters and Drains a Fresh Start

As April showers, or in the case of 2025, May showers bring May flowers, it’s the perfect time to turn our attention to a vital, often overlooked aspect of home maintenance: our gutters and exterior drains. After enduring the harshness of winter, an accumulation of fallen leaves and debris, these essential systems are likely in need of a thorough spring cleaning. Neglecting this task can lead to a host of problems, turning the promise of a fresh season into a headache of water damage and costly repairs.

Think of your gutters and drains as the unsung heroes of your homes defense against the elements. Gutters, downspouts and leaders channel rainwater away from your home’s foundation, protecting its semi-porous composition from water absorption. Exterior drains, such as those in your driveway or yard, ensure proper drainage and prevent water from pooling, which can damage surfaces and lead to water intrusion into your home.

Over the winter months, these systems can become clogged with a surprising array of debris. Decaying leaves, twigs broken off by winter winds, dirt, and even animal nests can accumulate, creating blockages that impede the flow of water. When spring rains arrive, these obstructions can lead to a cascade of issues.

One of the most common consequences of clogged gutters is overflow. When rainwater can escape through the downspouts, it spills over the sides, potentially damaging fascia boards, soffits, and even the siding of your home. Ah, that familiar springtime ritual!

The sun is shining, the birds are chirping, and you get the urge to wash your car or get the garden ready. You head outside and turn the handle of your hose spigot for the first time since winter's icy grip. As the water runs through your exterior garden hose, unbeknownst to you, it is also pouring into your basement or crawl space.

The culprit? Winter's unforgiving freeze. Despite your best intentions (or perhaps a forgotten step), water had remained trapped in the spigot and pipes, expanding as it froze and causing a crack. Now, with the thaw, that crack is allowing water to leak into the basement.

Now, it's time for damage control: mopping, assessing the extent of the leak, and calling a plumber for repairs. Let this be a lesson learned. Next winter, those hose spigots will be bone dry before the first frost hits!

This unfortunate but common scenario is already happening as our clients, in a wave of dread, reach out to FDX Restoration, Inc. for help with restorative water extraction, mold prevention and dry out.

When opening your outside water system this spring, it may be a good idea to have someone inside the home, as well as outside your home to check for leaks during the initial priming of the water system.

We here at FDX Restoration, Inc. want to share a few pieces of information that may be helpful during this upcoming cold-snap.

If you are going away, don't turn down your thermostat lower than 60 degrees! This can be crucial in keeping your water pipes warm, especially when the home is unoccupied

Make sure that all outside garden hoses are disconnected, drained and that the outside spigots are turned off from inside the home.

Lastly, Make sure to keep these 3 tips in mind!
Tip #1 - If you turn on the water for a sink and no water comes out, it is most likely frozen. You can sometimes take a hair dryer to the pipe and defrost it before it bursts.
Tip #2 - Know where your water main shut off valve is before something happens.
Tip #3- Have the phone number for FDX Restoration, Inc. (203-856-2393) and your plumber handy.
