This week we celebrated Rosa Ochoa, who has cared for the Revere Neighborhood PACE center for fifteen years.

If you have ever visited the center, you have seen Rosa's work. Clean, welcoming spaces that are ready every morning for the people who count on them. Rosa takes real pride in her work, and it shows.

The AC starts winding down, lobbies get busy again as vacations end, and summer foot traffic leaves its mark on the floors.

September is almost here and if you manage properties or corporate real estate, you know what that means: budget planning season.

If you're starting to build your 2027 service contract budgets, a few honest thoughts from our side of the table:
- Budget for what your property actually needs, not last year's number minus 3%. Service quality has a way of showing up in tenant retention, for better or worse.
- Leave yourself room to model a single-source approach. When cleaning, security, and concierge sit in separate budget lines, the combined math never gets a fair look. Build in the flexibility to run that comparison.
- And ask your vendors for an 18-month roadmap, not just an annual quote. The ones who can lay out a credible forward path are the ones worth planning with.

Late summer through fall is the riskiest stretch of the year in New England for property emergencies: flash flooding, lightning damage, water intrusion, smoke events from nearby fires. You can't prevent every incident. But you can be ready.
