JOB DESCRIPTION
• Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
• Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
• Conduct a walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
• Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
• Prepare and conduct regular inspections for EPA and safety issues.
• Schedule outside contractors for projects, if necessary.
• Inspect apartments after they have been vacated by previous tenants or prior to new tenants moving in.
• Installing new appliances and fixtures in apartments, such as dishwashers, refrigerators, or carpeting
• Performing basic repairs on plumbing, electrical wiring, or other components in apartments that are not functioning properly
• Maintaining apartment complexes by performing tasks such as landscaping, painting, cleaning, and repairing walls
• Repairing broken items in apartments, such as faucets or cabinets
• Performing routine maintenance tasks such as changing light bulbs and filters, replacing filters in air conditioning units, performing plumbing repairs, and maintaining heating systems.
• Conducting pest control treatments, such as applying insecticides or using roach traps or ant traps to eliminate infestations
• Maintaining inventory of supplies and materials used in apartment maintenance tasks
• Performing any other tasks related to maintenance work for an apartment complex.
• Be available for quick response per the company policy if on-call duties are required.
• Attend staff meetings as required or requested.
• Other responsibilities as assigned by Maintenance Supervisor, Maintenance Manager, or Resident Manager.
• Document all repairs made per location.
Maintenance Skills – plumbing, electric, heating/cooling, carpentry, appliance repair, painting, drywall
• Appliance Repair – Troubleshooting and repair of parts, clean lint screen in washer/dryer, pumps and transmission, water heater troubleshooting, repair and replacement.
• Carpentry – Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, closers, hinges, drywall repair and replacement, window repair and replacement, shelving installation.
• Electrical – Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
• Groundskeeping – Maintain landscaping and snow removal equipment, snow removal and salting of walks, operate blower, operate and maintain lawn equipment.
• Housekeeping – Understand and use MSDS, use cleaning chemicals, cleaning as required, maintain cleaning equipment.
• HVAC – Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type II EPA certification, understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers.
• Plumbing – Basic plumbing repair on copper, pvc, cpvc, toilets, pump replacement, replacement of fixtures, valves, water heater troubleshooting, repair and replacement, ability to use and electric auger or snake.
• Pool Care – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage and pump motor repair and replacement.
Communication skills: Communication skills are essential. As an apartment Handyman, you may be required to communicate with other technicians, property managers, residents and other staff members. Effective communication skills can help you to collaborate with others, share information and solve problems.
Customer service: Customer service involves interacting with customers to provide them with information or products they need. As an apartment maintenance technician, you may be in contact with residents of the apartment complex you work for. Customer service skills can help you communicate with them effectively and answer their questions.
