I pulled the numbers on Conifer, Bailey, and Park County, and one neighborhood jumped out as the one to watch: Harris Park. Lower buy-in than its neighbors, big seclusion, and it sits on the Park County side of the new Jeffco rules — the exact combo that pulls new hosts in.

Not all of it. But there's a specific thing a lot of hosts are doing, and our industry mostly doesn't talk about it.

So I wrote down what a foothills turnover actually costs — real numbers, mine, not a national average. What's inside a $250 Bailey turnover. Why wood stove ash and hot tub chemistry aren't optional. And the two moves that turn a fair fee into a one-star review.

I ran the numbers on a typical 3-bedroom Bailey cabin grossing $50K/year — self-managing vs. hiring a full property manager vs. bringing on a co-host. The gap between them is bigger than most owners realize, and there's a sneaky 15.5% Airbnb platform fee that quietly eats thousands off the top before a manager even takes their cut.
But here's the part the generic "is a property manager worth it" articles never tell you: managing an STR at 8,000 feet is a different animal. Heads up, foothills hosts — if you rent out a place in Conifer, Evergreen, Pine, or Bailey, the Jeffco short-term rental rules just changed, and most people up here have no idea.

The good news: the old painful permit process (Board of Adjustment, full acre, lots of hoping) is GONE. There's now an actual, doable licensing path through the county.

The catch: enforcement got real. Airbnb and VRBO now have to show your county license number, there's a 24/7 complaint line, and there's a public map of every rental in the county your neighbors can pull up.

And the deadline almost nobody's watching: the new Wildfire Resiliency Code kicks in July 1. Up here, your defensible space and your STR license are now tied together — so this one's worth a look before fire season.
