Flies stacking up on the windows of your mountain rental this fall? Your crew didn't miss anything. Those are almost certainly cluster flies.

They breed in earthworms outside all summer, then crawl into walls and attics to spend the winter. Every sunny day, they wake up and head for the brightest windows, right where guests can see them. And a lot of the usual fixes (fly paper, lawn spray, bombing the walls) either don't work or make it worse.

Your cabin never burned. That doesn't mean it's safe.

On Sunday, an 80-year-old man was swept away and killed by flash flood water near Beulah — runoff pouring off the Aspen Acres burn scar. Wednesday, it happened again: roads washed out, Highway 165 shut down. Meanwhile up in Larimer County, the Cameron Peak burn scar has been triggering "life-threatening" flash flood warnings all summer.

Here's what most mountain hosts don't realize: you don't have to own a burned property to be in danger. If your rental sits downhill or downstream of ANY recent burn scar — even miles away — you're exposed to flash flooding every time it rains, for years after the fire's out.

The Airbnb wave in the foothills hasn't crested — it's still climbing, and it's moving toward the quieter pockets Denver guests love.

I pulled the numbers on Conifer, Bailey, and Park County, and one neighborhood jumped out as the one to watch: Harris Park. Lower buy-in than its neighbors, big seclusion, and it sits on the Park County side of the new Jeffco rules — the exact combo that pulls new hosts in.

Unpopular opinion from a cleaning company: guests are right to be mad about cleaning fees.

Not all of it. But there's a specific thing a lot of hosts are doing, and our industry mostly doesn't talk about it.

I ran the numbers on a typical 3-bedroom Bailey cabin grossing $50K/year — self-managing vs. hiring a full property manager vs. bringing on a co-host. The gap between them is bigger than most owners realize, and there's a sneaky 15.5% Airbnb platform fee that quietly eats thousands off the top before a manager even takes their cut.
But here's the part the generic "is a property manager worth it" articles never tell you: managing an STR at 8,000 feet is a different animal. Heads up, foothills hosts — if you rent out a place in Conifer, Evergreen, Pine, or Bailey, the Jeffco short-term rental rules just changed, and most people up here have no idea.

The good news: the old painful permit process (Board of Adjustment, full acre, lots of hoping) is GONE. There's now an actual, doable licensing path through the county.

The catch: enforcement got real. Airbnb and VRBO now have to show your county license number, there's a 24/7 complaint line, and there's a public map of every rental in the county your neighbors can pull up.

And the deadline almost nobody's watching: the new Wildfire Resiliency Code kicks in July 1. Up here, your defensible space and your STR license are now tied together — so this one's worth a look before fire season.
