Today was a bit of maintenance and repair work at the care home . A few years ago I installed an custom made 750 litre unvented cylinder , and today it was change the temperature pressure relief valves and pipework , also found another leak whilst working on the system , corrosion in the pipework had caused a leak on the hot water secondary return so another small repair needed

Old gas Main water heater removed this week and a new Navien NCB300 28KW combi installed and radiators installed downstairs on split level as no heating in the property . Pipework extended above the boiler for ease of adding extra radiators upstairs at a later date . Old square flue removed and brickwork replaced and made good although not easy in this wet weather !

So new builds aren’t the best properties to buy ! Nash Drive , cades farm , wellington property only 12 years old , when the property was bought the owner contacted the developer to say the bathroom radiator , master bedroom and lounge radiators don’t work , won’t get hot ! They sent someone out who said nothing wrong it’s “ teething problems “ , they complained again and got no where ! So have had to live with no heating in the half the house ! So I get called in to see if I can help ! Drain it down and do a few flow tests to find that when pressurising the flow pipe work only the water comes out of both pipes in the lounge , and nothing in the bedroom etc so as predicted they installed two flow pipes to the same radiator and two return pipes to the same radiators so no way will the water circulate , so lift the floor to find a mass of plastic plumbing, and yes all piped up incorrectly! A quick work out and a few cuts and reconnections and hey presto it all works ! Even the cat 🐈‍⬛ knew it was wrong and thought What a mess ! There is no way this new build property could have been commissioned and signed off correctly !

Nothing fancy but again a job lots of people turn away ! Flush syphon in close coupled Wc not working ! Old style syphon...

Nothing fancy but again a job lots of people turn away ! Flush syphon in close coupled Wc not working ! Old style syphon means taking the cistern off completely! Rusted bolts need cutting off and screws in wall rusted ! Strip down , clean up , new 2 piece syphon now serviceable without removing cistern , new coupling kit and washer , new screws and refit and test 👍job done ✔️

Small emergency call out to a rental property today as the children pulled the radiator off the wall ! A quick drain down , remove the radiator and brackets , refix brackets and hang radiator. Lucky enough it was a 10mm copper pipe and wasn’t fractured so was able to gently straighten it out and reconnect and heating back up and running
