The answer: Ocean Grove.

When you buy a home there, you own the house, but not the land underneath it. The land in Ocean Grove has been owned by the Ocean Grove Camp Meeting Association since 1869, and homeowners hold a 99-year ground lease instead of owning the land outright.

The lease renews when the property sells, so a new buyer effectively starts a fresh 99-year term. On top of your regular Neptune Township property taxes, you also pay separate "ground rent" to the Association. For most single-family homes that fee has historically been small, more of a formality than a real cost. Condos and commercial properties can see higher ground rents.

For anyone who's found me here on Facebook, thanks for stopping by andhere's a little more about who you'd be working with.

I've been in real estate for 15 years. Much of that on the Jersey Shore. I've worked with buyers, sellers, renters, landlords, and investors on everything from single family homes to condos, land, and rentals.

Pro Tip: Always match your outfit to the accent color of the house you are showing.
