🏡Healthy Homes Tip #1 – Heating

Did you know your rental must have a fixed heating source in the main living area?

Plug-in heaters don’t count
Open fires don’t always meet the standard
Heat pump (most common)
Wood burner (if compliant)
It must be able to heat the room to at least 18°C.

Tip:
Before installing a heat pump, get a Healthy Homes assessment done first this tells you the exact size needed so you don’t under or overspend.

A common question that always gets asked by Applicants is
Why do I never get accepted for a rental?

A: There’s usually a few key reasons and most of them are fixable

1. High competition
Some properties get 10-30+ applications. Even great tenants can miss out simply because someone else was a slightly better fit.

2. Income doesn’t match the rent.
A general rule is rent should be around 30–40% of your income. If it’s higher, it can be seen as a risk. We want to make sure you can afford your weekly rent but still be able to financially maintain your lifestyle and feed your family.

3. Incomplete application
Missing documents = delays or declines.
Make sure you include:
ID
Proof of income
References ( Important)
Rental history

4. Poor or No references
Landlords want to know you’ll:
Pay rent on time
Look after the property
Communicate well

No references (or bad ones) will give you less of a chance.

5. Rental history issues
Missed rent, property damage, or disputes in the past can affect approval. Its very important to be honest from the beginning to build trust with your PM or Landlord.

6. Big whanau with too many occupants for the property
Each home has limits based on size and council guidelines.

7. Pets (sometimes)
Not always a dealbreaker but it can reduce options if the owner isn’t pet-friendly.

8. First impressions matter :-)
Showing up late, not engaging, or poor communication can impact decisions.

Here are some tips on how to improve your chances:

- Have your application ready BEFORE viewing ( Some cases view before applying , meet the PM or landlord in person)
- Be honest and upfront
- Include a short intro about yourself
- Offer strong references
- Apply quickly ,good homes go fast

A: Yes. this is where I’m different. I don’t just manage, I also organise/do cleaning, lawns, and maintenance. You don’t need to deal with multiple contractors , I handle it all.

Q: What happens if a tenant doesn’t pay rent?
A: I follow strict processes. communication first, then formal notices if needed. Everything is handled professionally and in line with NZ tenancy law to protect you. Building trust and communication is key at the start of every tenancy to prevent issues like this.

Q: How often are inspections done?
A: Routine inspections are usually done every 3 months. I provide detailed reports with photos so you always know how your property is being looked after.

Q: Do you handle Healthy Homes compliance?
A: Yes I make sure your property meets all Healthy Homes standards and stays compliant so you don’t get caught out.
