Most people think a sandstone floor like this needs replacing. It usually doesn’t.

This photo shows the floor mid-restoration

One side has been brought back

The other side is still carrying the dirt, build-up and years of wear
And that is exactly why so many people get caught out.

They look at a sandstone floor and assume it is:
- permanently dirty
- worn out
- beyond saving
- or cheaper to replace

But in many cases, the real problem is not the stone itself.

It is the layers of grime, old residues and surface damage hiding what is underneath.

This is where proper restoration changes everything.

We deep clean, strip back the build-up, restore the appearance of the stone and bring the floor back properly often for a fraction of the cost of replacement.

Considering some sandstone floors can cost many thousands to replace, restoration can be the smarter move both visually and financially.

If your sandstone floor always looks dirty, patchy or tired, send us a photo.

We will tell you honestly whether it is a candidate for restoration.

Restore before you replace.

This floor needed attention. It didn’t need a £32,000 replacement.

Scratched, worn and tired-looking floors can make replacement feel like the only option.

At Manchester Academy of Gymnastics, we repaired, prepared and recoated the existing floor, bringing it back to almost like new and saving around £27,000 compared with replacement.

Less disruption. Less waste. An existing floor kept out of landfill.

We restore suitable vinyl, rubber and LVT floors, giving businesses a way to refresh their space while keeping more of their budget.

Before you pay to replace yours, send us a few photos. Let’s see what can be saved.

You’ve cleaned the marble.

But when the light hits it, the same cloudy patches are still there.

Perhaps you have assumed it needs a stronger cleaner.

But here is something worth noticing.

If the dullness remains in the same traffic lanes and patches even when the floor is clean, the problem may not be dirt sitting on top of the marble.

It may be the surface itself.

And that changes what you do next.

The reflection you can see developing in this video is not a coating being painted over the floor.

It is the marble being refined and polished, where suitable, so the stone itself begins to reflect light clearly again.

And when you see a floor at this stage, something becomes obvious.
The valuable part was already there.

It had simply stopped looking like it.

Imagine walking into the room and seeing the light travel across the marble again, rather than breaking across dull traffic lanes, cloudy patches and fine surface wear.

That does not mean every marble floor should be polished.

And it does not mean every mark can be removed.

It means the sensible first question is:

What is actually wrong with the floor?

Try our 3-Photo Marble Clarity Check
Send us:
📷 one photo with light reflecting across the floor
📷 one close-up of the area bothering you most
📷 one photo showing the whole room

Tell us your postcode and what you have noticed.
Where possible, we will tell you what the floor appears to be showing, which treatment route we would investigate first, what we would avoid doing blindly, and what we would need to assess next.

You do not need to know whether it needs cleaning, honing, polishing or repair.
That is the part we help you work out.
Before you coat it, cover it or decide the marble needs replacing:

Send us the three photos.

Water Damage: The water has gone. Has the problem?

Had a leak or flood over a natural stone floor?

Once everything looks dry, take another look.

Has the stone changed colour?

Are white salts beginning to appear?

Are there areas that suddenly look different from the rest of the floor?

The water disappearing doesn't necessarily mean the floor has finished reacting to it.

Natural stone affected by water needs to be properly assessed before deciding what should happen next.

We investigate and restore water-damaged stone floors and can provide a professional assessment and restoration proposal where appropriate.

Underfloor Heating: Think about this before the tiles go down

There's one decision that's very expensive to change after your new floor is finished.

Underfloor heating.

If you're already having a kitchen or tiled floor replaced, now is the time to think about it, not once the tiles are down and the kitchen is finished.

Imagine walking into the kitchen on a cold morning with gentle warmth coming through the floor beneath your feet.

No visible radiators. Just comfortable, even warmth and a beautifully tiled floor above it.

We're now taking on tiling projects incorporating underfloor heating.

Does your sandstone look better when it rains?

Watch it next time it's wet.

Suddenly the colours deepen. The reds, browns and natural tones appear again.

Then it dries... and everything looks tired and washed out.

That tells you something.

The character of the stone may still be there. It just isn't presenting the way it once did.

Professional cleaning and the correct treatment can make an enormous difference to tired natural stone.

Kitchen Tiling: The part you can't see matters most

Found the perfect tiles for your new kitchen?

Before they go down, there's something more important to look at.

What's underneath them?

A beautifully tiled floor is only as good as the preparation beneath it.

Substrate condition, levels, movement, layout and underfloor heating all need considering before the first tile is fixed.

Because once your new kitchen is installed, that's not the time to discover something underneath wasn't right.

We undertake professional kitchen and floor tiling, with the same attention to preparation and detail that we bring to our restoration work.

Commercial Floors: When cleaning stops working

Your cleaning team may not be the problem.

If a hotel, office or commercial stone floor is being cleaned regularly but still looks dull and tired, take a closer look.

Compare the main walking areas with the floor around the edges.

See the difference?

You may be looking at surface wear, not dirt.

And you can't clean wear away.

Marble, limestone and other natural stone floors can often be professionally ground, honed and polished, restoring the existing floor rather than unnecessarily replacing it.

If routine cleaning is no longer getting the result you need, that's when you call a restoration specialist.

We undertake commercial floor restoration throughout the UK.

Imagine replacing a floor that has already survived 100 years...

Cracked tiles, years of ingrained dirt, old repairs and faded colours can make an original Victorian floor look as though its best days are behind it.

But look a little closer.

The pattern is still there.
The craftsmanship is still there.
And very often, so is the potential.

With careful restoration, repair and sympathetic replacement of damaged tiles where required, these incredible floors can be brought back to life without taking away the character that makes them special.

An old Victorian floor doesn't need to look new. It needs to look cared for.

If you've discovered an original tiled floor, or you're wondering whether yours can be saved, send us a few photographs and your postcode.

Let's see what you've got before anybody talks about replacing it.

Does your marble still reflect light like this?

Take another look at your own floor.

Marble gradually loses its clarity through everyday foot traffic, fine scratching and surface wear, often so slowly that you barely notice it happening.

But that finish isn't necessarily gone forever.

Professional honing and polishing can restore remarkable depth and reflection to existing marble.

This is a floor we've professionally restored and polished.

Could yours look like this again?

Send us a few photographs and your postcode, and we'll take a look.
