SEWER RATS🐀💩
Here is an image showing clear indication on how rats are gaining entry into tenants home. The image shows an outgoing old Victorian clay pipe that is now redundant and - newer plastic uPVC pipe which was installed in the last few years.
Brickwork around new pipe is not sealed allowing rats to burrow and travel around pipe to burrow under property. Clear burrowing/activity due to the debris build up around chamber and pipe, also scratching is seen in dirt marks and a clear run is also shown on the pipe.
Redundant old clay pipe is also an issue. Where it not being used it is unknown to whether it has been capped so I recommend to cap from this end and again soil debris buildup in an around pipes is indication of rat activity.

Recommend old redundant pipe to be capped, New brickwork and other durable materials to seal the area permanently. Work to be carried out by landlords builders ✔️
