Leaving your Cyprus home empty for weeks or months? Three things owners find out the hard way. π
Most owners worry about break-ins. The numbers say water should worry you more β and your insurance policy might be the biggest surprise of all.
π Break-ins. Cyprus is safer than most of Europe, but the latest Cyprus Police statistics, released August 2026, show 449 burglaries across the island in just the first six months of 2026: 162 in Limassol, 87 in Larnaca, 85 in Nicosia, 52 in Paphos and 46 in Famagusta (source: Cyprus Police official statistics). Empty homes are the preferred target: post piling up, shutters never moving, the same lights off every night.
π§ Water. Escape of water is the number one insurance claim for unoccupied homes here. A tired flexi hose or a failed toilet valve runs silently for weeks until someone opens the door. By then it is not a plumbing bill, it is floors, walls and furniture.
π The clause that can quietly void your cover. Many home policies restrict or remove cover, theft and water damage first, once a property has been empty for 30 to 60 days in a row. Owners usually discover this at claim time. An empty house can mean invalid insurance, exactly when you need it most.
Add humidity in a closed-up house (mould loves shut windows), and the occasional unauthorised occupant that takes a court order to remove, and the picture is clear: a vacant property is not paused, it is exposed.
The fix is simple, and your insurer will tell you the same. Cover for an unoccupied home usually comes with one condition attached: the property must be checked regularly, and the visits documented. Ask your insurer that exact question, and you will see why a documented visit record matters.
That is exactly what Asset Guard by Lemons & Linen does. Scheduled visits where the whole property is checked, from the perimeter and roof to every room and under every sink, with a water meter reading on every single visit β the earliest warning of a hidden leak. Timestamped photos to your phone before we have left the street, and if something is wrong you hear it from us first, the same day. Every visit produces a timestamped, photographed record of the property's condition, the kind of documentation your insurer wants to exist.
First visits begin in October. Founder rates are held for the first 20 owners: apartments β¬99/month, villas β¬179/month, locked for 12 months, no payment until your first visit.
