Short Stays International Let us help you manage your short term or long term rental through Airbnb and other vacation sites. And that's how they started.

We provide an array of several property management services focused in these regions: Niagara Falls, St.Catherines, Oakville, Burlington, Mississauga. Short Stays International is a company specializing in Short-Term & Mid-Term Rental Management. Mai Nguyen & Jonathan Lim started The Lim Management Group in 2019, to provide Short Term rental management services across the GTA. As of January 2023,

we launched the brand Short Stays International to focus on our short-term rental business and The Lim Management Group will be focused on other aspects of Real Estate investing & financing. Our Story:

Mai & John love to travel and started using Airbnb to book their stays over 12 years ago. Then as home owners and renters, they saw an opportunity to create an extra stream of income to support their travels and 8 years ago, became a host on Airbnb. But that was an entirely new experience and throughout their first 2 years, they made a lot of mistakes that cost them time and money + headaches. But they believed in the potential of short term rental and continued and eventually their rental income for 1 week equals the salary of a someone else for 1 month. Seeing how they are pros at renting out their properties, a friend who is also a realtor reached out and ask them to see if they can help him manage his investment property. Since 2019, they grew the company to over 40 listings and have hosted over thousands of guests all across the GTA. They continue to invest in new technology, team members and other tools to help maximize the profit for their clients but they are also passionate in giving back and supporting others who are also on the same journey - home owners looking for a way to make extra income. According to Global News, the total solar eclipse on Monday April 8, 2024 will have a narrow path roughly 185 kilometres wide.

The path of totality is a line that goes diagonally from the southwest to the northeast in North America.

In Ontario, places like Fort Erie and Niagara Falls will be “really good” spots to view the eclipse since the central path of totality is going through Lake Ontario.

In early of this year there's been a lot of discussion about how slow Airbnb has been since the end of 2022 and the beginning of 2023.

There are a lot of reasons for this which I won't go into details in this post but can tell you if you're curious, just DM me.

While springtime is when we start to see an upward trend due to the nicer weather and people are starting to travel a bit more, there are still many people asking whether they should Airbnb or not to Airbnb?

So I'm sharing a few tips on when I personally feel it's good for Airbnb and when it's not the most ideal.

We all want to stay away from those "Horrible" guests and here are our tips:

- First, make sure that you yourself are a kind, courteous & fair Host and you put out that good energy, it will come back to you.
- Make sure to set up automated questions to ask your guests when they are looking to book your place such as what brings them into town and how old are the majority of guests.
- If you choose instant book option, make sure to click recommended by other hosts as a criteria
- Once you receive an inquiry, make sure to check their profile to see for past reviews. If a guest has 0 reviews, ask them for their ID and interview them with a few questions to gage and see what type of guests they will be
- If they have great reviews and 1 bad one, we believe in giving people 2nd chances but make sure to ask them to explain that situation and see how they reply, do they acknowledge their fault or blame it all on the host.
- Create a comprehensive house rules list and make sure they are aware and read the house rules before check-in.
- Make it a 2 nights minimum stay vs 1 night (as that often attract parties)

If you've been using airbnb to rent out your place or maybe you're thinking of becoming an airbnb host, consider having someone you know or even hire a co-hosting company (like us 😜) due to the following benefits:

- It's always good to have more eyes on your listing and inbox because a response rate of less than 1 hour will impact the ranking of your listing and status.
- Allow you to not spend so much time on communicating with guests during your working hours while still having a handle on your listing
- Leverage the expertise of others to maximize your rental revenue
- Learn as you earn
- You can even take off on vacation and your place is still making money for you

There's a saying, you can go fast if you go alone but you can only go far if you go with a team :)

After years of managing various different types properties across many different markets, the top 3 things we have noticed based on booking stats (occupancy & views) that attract clients to click on a listing are:

1) The Listing Photos (the quality of the photos, and bonus is of course how nice the place is decorated and clean the space is matter. A clean + nice looking place + top quality photos = perfect combo)
2) Keeping an accurate description of your place. Not every house is a beachside mansion but that's okay, guests have different needs and budget but the most annoying thing would be for a guest to book a place that's not what's being described. Be honest and transparent. The Listing Title/Name is a big part as well. Keep it short, sweet and attractive to what would hook a guest to check out the place such as Lakeview Relaxing Cottage.
3)Have a great hosting profile. When your profile is robust, it helps others feel assured that you're reliable and authentic. According to Airbnb, use at least 50 words in your profile to show your personality and stand out from other hosts. Consider including your hobbies and interests, the kinds of music you like, or even a book you’re reading. Also, adding a profile picture of yourself helps guests know who they’ll be staying with or who will welcome them to the space.
