Why Most Door Sweeps Don’t Actually Rodent-Proof Your Doors

One of the biggest misconceptions I see when inspecting commercial or residential entryways is that simply installing a door sweep means a space is rodent-proof. In reality, the type of door seal and how it’s installed makes all the difference.

During inspections, I frequently see bristle or brush-style door sweeps in place. These are fine for dust and small insects, but they do nothing to stop mice — rodents can easily chew through the bristles and slip inside. 

Another common belief is that rubber or vinyl seals will stop rodents from entering. Unfortunately, many mice and similar pests can chew through rubber and plastic materials with little resistance unless they are backed with a rodent-proof core. 

Here’s what credible industry guidance and pest exclusion resources say:

Rodent Entry Sizes

• Mice can squeeze through gaps as small as ¼ inch in diameter — roughly the width of a pencil or the size of a quarter-inch gap. 

This means even tiny gaps under doors are enough for mice to get inside. That’s why an inadequate sweep never fully solves the problem.

What Works for Rodent-Proofing Doors

For exclusion to be effective, three key principles matter:

1) Minimize gaps through proper alignment
Doors must sit squarely and evenly within the frame so that when closed there are no pathways under or around them for pests.

2) Use rodent-resistant materials
Products designed specifically for rodent exclusion — like rodent-proof door sweeps with a steel/fill fabric core — are far more effective than simple bristle or rubber sweeps. These specialized sweeps combine solid metal-fiber mesh with a sealing gasket to block access. 

3) Combine exclusion with maintenance
Rodents aren’t deterred by weather stripping alone. Gaps must be inspected regularly and sealed with robust materials such as metal mesh, steel wool with caulk, or purpose-built rodent exclusion products. 

The Takeaway

If you notice visible gaps under your door, installing just any sweep won’t keep rodents out. A proper rodent-proof door sweep, combined with careful door alignment and regular inspection, provides one of the most affordable and effective ways to reduce rodent entry.

And remember: if rodents are already established, exclusion is only one part of a comprehensive control strategy — monitoring and elimination need to be included as well.

One of the most common reasons rodent issues persist in strata units isn’t effort — it’s incomplete inspections.

Today I was on site at a strata unit in Newton, Surrey, performing a structural and rodent inspection.

The homeowner had already tried to resolve the issue by sealing interior gaps with steel wool and consumer-grade products, but with little success.

This is something I see often.

One of the biggest mistakes in strata environments is when inspections are rushed. When insufficient time is allocated, technicians end up:

1. Placing traps where activity is assumed
2. Treating symptoms inside the unit
3. Missing the actual entry point and nesting location

In this case, the real issue wasn’t inside the living space at all.

After inspecting the common areas and following the evidence, the primary nesting location and entry point were traced to a wall cut-out behind the dishwasher. Identifying it required removing the appliance and performing a detailed inspection — that only happens when time is taken to verify, not guess.

Once exposed, the evidence was undeniable and aligned with the activity patterns seen in the unit.

This is an important reminder for strata units and property managers:

Rodent control isn’t about how many traps are placed.
It’s about finding how and where rodents are getting in — and that requires time, access, and diligence.

A thorough inspection:

1. Reduces repeat service calls
2. Prevents unnecessary treatments
3. Saves operating costs long-term
4. Delivers real resolution instead of temporary relief

Guesswork leads to callbacks.
Evidence-based inspections lead to permanent fixes.

Why some infestations keep coming back (and how it's draining your budget)

When a tenant reports cockroaches, the standard response is often to "call the guy" to bait the floors. But as most property managers know, sometimes that "fix" only has mediocre results before the complaints start again.

On a recent inspection for a commercial unit, I saw this play out first-hand. Previous companies had tried to remediate the situation, yet the cockroaches kept returning.

The reason?

They were looking at the floors.
The pests were looking at the ceiling.

As you can see in the footage, a thorough inspection revealed that the highest activity wasn't on the ground—it was tucked inside wall cavities and above the hanging ceiling tiles.

If you only treat the surfaces you can see, you are merely "pruning" the population, not eliminating it.

The "Hidden Cost" of Surface-Level Treatment:
Recurring Call-out Fees: Paying for the same problem three times is never in the budget.

Tenant Frustration: Repetitive, unsuccessful treatments lead to friction and a loss of trust in management.

Structural Spread: While surface treatments kill a few foragers, the core colony in the wall cavities continues to breed and move into neighboring units.

The RESOLVE Strategy: Precision over Repetition
In this case, we didn't just spray and hope. We used a combination of targeted commercial bait and dry flowable insecticide injected directly into those hidden wall cavities.

The results speak for themselves:
Before: High activity caught on monitors.
After 1 Week: A significant decrease or no more pest sightings.

The Takeaway for Managers: If your current pest program feels like a "subscription to a problem" rather than a solution, it’s time to look deeper.

Effective Integrated Pest Management (IPM) requires diligent monitoring and a strategy that targets the source—not just the floor.

One thing many people overlook when it comes to exterior pest control in British Columbia is how much rain actually matters.

In coastal BC, we experience rain on roughly half the days of the year. That has real implications for how outdoor pest control products behave once they’re applied.

Most exterior insecticides are mixed with water and applied as a surface treatment to create a barrier. Whether the product is a pyrethroid or another active ingredient, the expectation is that the water carrier evaporates, allowing the active ingredient to bind to the surface.

When applications are made during periods of high moisture or before rainfall:
• evaporation is delayed or prevented
• residues are more likely to wash off surfaces
• residues can move into soil, storm drains, and nearby water systems

This is not just a performance issue — it’s an environmental one.

Canadian regulators consistently emphasize that pesticide runoff is a key pathway for environmental exposure, particularly for aquatic life, and that application timing, surface conditions, and proximity to water all matter.

This is why a truly eco-conscious or “green” pest control approach isn’t about using more product — it’s about using judgment.

In a climate like British Columbia’s, responsible pest control isn’t just about controlling insects — it’s about protecting the surrounding environment while doing so.

One simple landscape mistake that can create big pest problems

It might seem like landscaping and pest control are two separate parts of property management — but in reality, they go hand-in-hand.

On a recent commercial inspection, I saw a clear example:
An overgrown blackberry patch had not been trimmed for years and had grown through the roof line of the building. That pe*******on created a direct bridge for carpenter ants to get inside — and they established a large colony within the unit.

Landscape elements that make easy access bridges — like vines, bushes, and tree branches touching the building — essentially eliminate the physical barrier a structure is meant to provide. This isn’t just theory — pest prevention guidance recognizes vegetation touching structures as a risk factor for both insects and rodents. 

It’s not only ants, either. Rodents such as roof rats and squirrels commonly use overhanging branches and dense foliage to reach roofs and attic spaces, where they then find entry points into buildings. Preventative landscape maintenance is one of the most effective elements of an Integrated Pest Management (IPM) approach. 

Here are a few practical, low-effort recommendations that most property managers can implement:

• Trim vegetation away from buildings
Aim for 1–2 m (3–6 ft) of clearance between branches/shrubs and walls, windows, and rooflines. Trees and bushes touching structures act as bridges for pests. 

• Inspect landscaped areas for rodent burrows
Particularly around foundations and under dense planting — early identification allows targeted remediation. 

• Avoid dense ground cover directly against walls
Tall plants and mulch that retain moisture can provide harborage for insects and rodents. 

Landscape maintenance isn’t just about aesthetics — it’s active pest prevention. When integrated into property surveys and annual maintenance plans, this can significantly reduce the chances of pests entering buildings in the first place.

I’ll be sharing more soon on why a comprehensive annual property survey — including landscaping, structural, and seal inspections — is one of the most valuable risk-reduction exercises for managers.



Why this matters (and the government backs it)

Pest management programs like Integrated Pest Management weave landscape and structural conditions together — not just chemical treatments. Government guidance emphasizes that pest risks often come from conditions around buildings that provide pests with access, food, water, or shelter. 

For rodents specifically, provincial sources recommend leaving clear space around building exteriors and regularly trimming branches/shrubs to prevent easy access and harborage. 



Takeaway: Landscaping is not a separate issue from pest control. It’s preventive risk management — and ignoring it makes pest problems harder and more costly to resolve.

Are you unknowingly turning a small pest issue into a six-figure operational problem?

The most expensive pest problems I see aren’t expensive because of the pest itself — they’re expensive because of what the pest forces the operation to do.

In multi-unit and commercial buildings, issues often start in just one or two areas.
But pests like German cockroaches, bed bugs, and rodents move easily through shared walls, plumbing lines, and utility chases. When early signs go unnoticed or unreported, the consequences escalate quickly.

The real costs usually come from:

Production or operational shutdowns
Failed inspections or enforcement actions
Lost revenue during downtime
Disposal of contaminated product or materials
Labour, cleanup, and restart costs
Reputational and contractual impacts

That’s how a problem that could have been addressed early for a few thousand dollars turns into a $50K–$100K+ event.

Two factors consistently determine whether that escalation happens:

1. Early communication
When tenants or staff feel safe reporting issues early — without fear of blame — problems can be contained before they spread or trigger operational disruption.

2. Monitoring (often undervalued)
Monitoring is one of the lowest-cost, highest-ROI tools in facility and property management.

It provides:
Early detection
Confirmation that corrective actions are working
Documentation to support decisions and inspections

From a business perspective, monitoring and open communication require minimal investment, while reactive, large-scale treatments and shutdowns are significantly more disruptive and expensive.

The takeaway isn’t “more treatment.”
It’s earlier visibility, consistent monitoring, and clear communication — the things that protect operations, budgets, and continuity.

Escaping the cold and booking a hotel or Airbnb?

Here’s a simple prevention tip that takes only a few minutes and can save a lot of stress later.

First — an important reminder:
Bed bugs are not caused by poor hygiene or unclean living conditions. Don't feel embarrassed when calling a pest control provider, it happens.

They are hitchhikers that travel on luggage, clothing, and personal items.

Anyone can encounter them — even in clean, well-maintained, or high-end accommodations.

VACATION LIKE A PRO TIPS:
Before you unpack:
Pull back the sheets and inspect the mattress seams and corners. You’re looking for tiny black dots — often described as looking like someone dabbed a Sharpie marker onto the fabric (See picture for reference)

Check behind or around the headboard if accessible.
This is one of their most common hiding areas

Keep luggage on the luggage rack, not the bed or floor

Avoid placing bags on upholstered furniture

When you return home, place travel clothes straight into the dryer on high heat (30–40 minutes)

Heat reliably kills all life stages

About bites:
If bites do occur, bed bugs often bite in clusters or small groupings, rather than single isolated bites.

However, many people don’t react at all, or reactions may appear days later — which is why infestations are often noticed by signs, not bites.
