💧 West Bench Homeowners – Why Poly-B Water Lines Fail
Many homes on the West Bench (and throughout the Okanagan) still have Poly-B (polybutylene) water lines.
These lines were commonly installed from the late 1970s to the mid-1990s. Over time they have become known for failures.
Why Poly-B is prone to leak:
• The material becomes brittle with age and heat
• It reacts poorly with chlorine and other chemicals in the water
• Fittings (especially acetal/plastic ones) often crack or fail
• High water pressure accelerates the breakdown
• Once small cracks start, they can quickly turn into active leaks
Common signs:
• Unexplained wet spots
• Higher water bills
• Low pressure
• Water stains or moisture near walls, floors, or the foundation
