Your masonry looks fine right now. That’s exactly the problem.

All summer, small cracks in your mortar and brick sit there doing nothing. Then the temperature drops. Water seeps into those gaps, freezes, expands, and forces them wider. Every freeze thaw cycle does a little more damage, until what could have been a simple fix becomes a real repair.

That smooth, cement like coating on the lower part of your foundation has a name. Parging. Most homeowners don’t think about it until it starts to crack or pull away.

Parging is a thin layer of mortar applied over concrete, block, or stone foundations. It does two jobs. It protects the wall from moisture, and it gives the exposed foundation a clean, finished look. In Ontario, where foundations take constant moisture, snow, and freeze thaw cycles, that protective layer matters more than most people realize.

The problem is parging wears down. Freeze thaw is the number one cause we see across Ontario. Water works into small cracks, freezes, expands, and breaks the material down season after season.

Signs it’s worth having looked at:
Cracks running vertically, horizontally, or along the block lines
Sections that sound hollow when tapped
Chunks flaking or missing
White powdery deposits on the surface
