Pre-sale inspection out in Witheren, just outside Canungra 🌿🏡

While inspecting this studio dwelling, I identified deteriorated timber in the roof rafters consistent with previous termite damage. I also noted wall-to-ground contact around the structure, creating an ideal concealed entry point for termites.

Issues like these can easily be overlooked, which is why a thorough building and pest inspection is so important before purchasing a property. My recommendation will be to replace the damaged rafter and implement a termite treatment program around the studio to help protect the structure moving forward.

What started as a standard building & pest inspection turned into a full invasive inspection after live termites were found a few weeks ago 🐜

Back on site today and the results speak for themselves. A massive nest exposed inside the wall after treatment with Termidor Foam. The treatment has done its job, and now it’s time to move forward with a full termite management program to protect the property long term.

Hidden moisture = hidden risk 🐜💧

During a recent inspection in Robina, I picked up high moisture levels inside a WC wall — never a good sign. After recommending further investigation, I found a leaking vent pipe gasket that had been quietly creating the perfect environment for timber decay.

While there were no active termites at the time of inspection, there were clear signs of previous activity, including mudding, and ants had already moved in, attracted to the damaged timber.

Active termite nest detected inside the wall at this Ormeau property. No need to open it up when the signs are this clear. You can see activity within the wall and damage already showing in the architraves.
